👉It’s a good time to get your mortgage rate pre-approved if you’re thinking of buying a home this spring/summer. Even though the Bank of Canada rates have been holding steady, the five year fixed mortgage rates have been edging upward due to a rising bond market. Everything I’ve been reading suggests that they will likely maintain a slow but upward trend through this year and into next. Check in with your mortgage broker or bank and find out what you need to do to get approved and a rate held for you for 3 months.

The first three months of sales in the Powell River residential real estate market were slow at 52 down from 75 in the last quarter of 2025 and 67 a year ago.  Markets around the province have been slower but buyers here are still out looking and even competing on the well-priced, well-kept homes.....

✨With recent court rulings regarding Cowichan and Musqueam Nations’ Aboriginal Title on areas of BC, its a topical but controversial issue. According to my reading (JFK Law LLP and others), much of what we hear may be creating unnecessary fear and confusion. It’s a very complex issue and impossible to properly examine in one short paragraph. The fee simple title that we hold on our ‘owned’ houses rests on top of Crown title from which our ownership rights are derived. It may be that Aboriginal title rests alongside that Crown title. Rarely are our home ownership rights impacted by that Crown title and it may be the same for Aboriginal title when it’s sorted out. That ‘sorting out’ will likely take years. The BC Gov’t is appealing the court decisions and several Aboriginal Nations are doing the same. It will take years for those appeals and final decisions to be made. In the mean time, I have not been aware of or had any transactions impacted by the decisions since the Cowichan decision came out in March, 2025. It will be good to keep up with but it seems there’s no reason to panic at this time.
