One trend is becoming very clear across Central Alberta:

📈 Listings are up.
📉 Sales are down.

Most communities are seeing more homes come to market while fewer are selling compared to last year. That means buyers have more options and sellers are facing more competition.

We're not in a buyer's market yet, but we're moving away from the ultra-competitive conditions we've seen over the past couple of years.

The numbers are in for April across Central Alberta. Here's a snapshot of what the market looks like right now:

Red Deer continues to lead the region with 346 active listings and 170 sales this month, with average prices sitting at $423,267. Sylvan Lake is seeing strong buyer activity with solds up and an average price of $455,815. Lacombe is pushing close to the $500K mark at $498,053 one of the highest averages in the region.
