🏡 LACOMBE MARKET UPDATE | JULY 2026
Lacombe is giving us one of those markets where the monthly snapshot and the bigger year-to-date picture tell slightly different stories, so here’s what the numbers actually mean without the real estate jargon. 👇
At the end of July, there were 140 active listings, down 8% from last July. 25 homes sold during the month, compared with 35 last July, a decrease of 26%.
With 5.6 months of inventory, buyers have noticeably more breathing room. Translation: you can probably look at the house, think about it, and maybe even sleep on it before making one of the biggest financial decisions of your life. Wild concept, I know. 😏
📊 Looking year to date:
🏠 834 listings have come to market, up 87%
🔑 159 homes have sold, down 6%
💰 Average sale price: $416,055, up 1%
📅 5.2 months of inventory, compared with 2.6 months last year
That last part is important. Sales are only down slightly and average prices are basically holding steady, but buyers have had considerably more inventory to choose from throughout the year.
July sales by property type:
🏠 Detached: 21, down 13%
🏘️ Semi detached: 2, down 50%
🏡 Townhouse: 1, down 67%
🏢 Condo: 1, up 100%
And before anyone gets too excited about that 100% condo increase, we’re talking about one sale. Small numbers can make percentages look much more dramatic than they really are. 😂
Looking back to 2023, Lacombe has actually come full circle with 159 homes sold year to date in both 2023 and 2026. The big change is inventory. There have been 834 listings this year compared with 457 in 2023, so buyers simply have far more choice.
Bottom line: homes are still selling and prices are holding, but sellers are competing for attention again. Proper pricing and presentation matter, while buyers have more opportunity to compare homes and negotiate.
