Canada Needs Twice the Projected Homes
The latest projections from our national housing agency highlight a major challenge: Canada will need between 417,000 and 469,000 new homes each year through 2036 to restore the level of affordability we saw before the pandemic. However, current construction trends fall short—leaving us with a persistent supply gap of 187,000 to 238,000 homes annually over the next decade. With building activity expected to slow more rapidly than housing demand, this shortfall remains one of the biggest risks to our affordability goals. Most of the current construction is already tied up in ongoing projects, so to truly bridge this gap, we’d need to significantly ramp up new building starts across the country. In short, improving affordability will require us to double the rate of housing construction currently projected. As someone who serves the Greater Toronto Area, I’m closely tracking these trends and their real impact on our local communities.

Canada’s Ambitious Plan: 4.69 Million New Homes by 2036
As someone deeply engaged in the Greater Toronto Area real estate market, I keep a close eye on the trends shaping our future. The Canada Mortgage and Housing Corporation has highlighted a major challenge: we’ll need up to 4.7 million new homes by 2036—meaning 417,000 to 469,000 units must be built every single year. Right now, construction is happening at only half that rate. This gap raises real concerns about future availability and affordability, especially as building costs rise and developers proceed with caution. Regional differences add to the complexity, making it even more important to understand local dynamics. My work in the GTA is focused on helping clients navigate these shifting conditions, so they can make informed decisions in a market where supply and affordability are increasingly under pressure.

Ontario HST rebate shields new home sales
As someone closely following the Greater Toronto Area market, I’ve noticed some remarkable numbers this month. Single-family home sales reached 692 units—an impressive 47% above the 10-year average—while total new home sales stood at 907. Notably, the benchmark price has dropped 14.6% year-over-year, offering a different landscape for both buyers and sellers. Interestingly, condo sales have slowed, falling 78% below average, largely due to the current limitations on tax incentives. The Ontario HST rebate continues to play a significant role in supporting new home purchases. As a real estate specialist working in Vaughan and across the GTA, I keep a close eye on these shifts to help clients navigate opportunities and challenges in the evolving market.

Canadian Homebuyers Enjoy Most Affordable Prices Since 2023
Noticing a shift in the Canadian real estate landscape—recent data shows home prices have dipped 0.2% from July to August, marking the lowest levels since April 2023 and a 4.2% drop from last year’s peak. Six out of eleven major cities were affected, with Vancouver experiencing a 1.6% decrease. As a real estate specialist working across the Greater Toronto Area, I’m closely watching how rising financing costs and softer sales are shaping opportunities for both buyers and sellers. Staying informed about these trends is essential for making thoughtful decisions in our evolving market.

Canada Needs More Homes to Sustain Affordability
As a real estate specialist working throughout the Greater Toronto Area, I’ve seen firsthand how fragile our recent affordability gains really are. With new home construction slowing—especially in ownership housing—there’s real concern that we won’t have enough supply to keep up with future demand. Recent estimates point out that Canada will need between 417,000 and 469,000 housing starts each year to return to pre-pandemic affordability by 2036, but the gap hasn’t really changed. Most of the new supply in major markets is now coming from rentals, while ownership-focused construction has taken a hit. Even though a slowdown in population growth has offered some relief, construction is falling behind demand, which could mean trouble if demand picks up speed again. If we want to protect affordability in the long run, it’s critical we keep ownership housing construction moving forward now to avoid an even greater supply shortfall later on.

Ontario Condo Closings Face Value Gap
Ontario’s condo market is revealing some tough realities for recent buyers. In several current closings, purchasers have found themselves owing as much as 30% more than their condo’s market value—simply because the agreed contract price now outpaces what the units are worth today. The challenge? Banks calculate mortgage amounts based on current appraised value, so when that number falls short of the original price, buyers are left scrambling to make up the difference. Much of this stems from long delays between the initial purchase—often during the pre-sale phase—and final closing. With approvals, permits, and ongoing labor shortages, the timeline stretched, giving the market time to shift. When costs soared during Ontario’s seller’s market, some developers even cancelled deals, drawing attention from the province and calls for stricter oversight. Buyers are often locked into complex contracts with few options to exit—typically a 10-day cooling-off window or a rare clause if the occupancy date isn’t met. As a Real Estate Specialist with deep experience in the GTA, I’ve seen how crucial it is to understand these risks before committing to a pre-construction purchase.

Ontario Builders Prepare for Growth with New Investments
As someone deeply involved in GTA real estate, I’m keeping a close eye on the latest challenges facing Ontario’s home construction sector. Ongoing tariff disputes between Canada and the U.S. are now adding $9,000–$14,000 to the cost of building a single home and $18,000–$28,000 for mid-rise units. These rising expenses aren’t just numbers—they affect building materials, employment in the sector, new housing starts, and overall affordability across North America. It’s a reminder of how interconnected our markets really are, and why staying informed on these shifts is essential for anyone navigating Ontario’s dynamic property landscape.
