Niagara is still a buyer's market. But here is the part most people are not talking about.
Homes actually sold faster in May than they did in April.
Days on market dropped from 49 to 41. Sales edged up. Prices moved slightly higher compared to the month before.
Year over year, the picture is still softer. The benchmark price sits at $575,300, down 8% from last year. The Bank of Canada also held rates steady at 2.25%.
So what does that add up to?
Buyers still have more choice and more leverage than a hot market would give them. But the market is not frozen. Things are moving.
For sellers, pricing right is more important than ever.
And here is the thing about Niagara. It is not one market. St. Catharines, Welland, Fort Erie, Grimsby, Niagara Falls all move a little differently.

Grimsby has GO service, but not the GO Train.
That difference matters more than people think.
Right now, Grimsby has GO Bus connections. But an actual GO Train station is a very different story.
The future Grimsby GO Station is planned near Casablanca Boulevard, and the Environmental Project Report is now complete and in public review until June 15.
That is a meaningful step for the community.
Train stations do not just change commutes. They can change how buyers think about lifestyle, convenience, and long term value.
Here is what the numbers are showing right now. Grimsby prices are down compared to last year. Homes are taking longer to sell. But sales are up compared to last April.
That tells me buyers are already paying attention before this feels obvious.

A pool can help a home stand out, but it can also narrow the number of buyers who see it as a positive.
Some buyers love the lifestyle. Others think about maintenance, safety, insurance, and yard space.
If you are putting in a pool because your family will enjoy it for years, that can make a lot of sense.
If you are doing it only because you expect to get every dollar back at resale, I would be more careful.

The Niagara market is not moving the same way everywhere.
Prices are down compared to last year, sales jumped from March to April, and buyers have more choice.
But that does not mean every city, neighbourhood, price range, or property type is playing by the same rules.
St. Catharines is much closer to balanced, while Lincoln is leaning more toward sellers.

If you're looking in Niagara right now, these three communities deserve more attention than they’re getting.

Fonthill has held strong while other areas softened, walkable, great schools, and still attracting serious buyers.

Beamsville offers a wine country lifestyle with commuter access that more buyers are starting to pay attention to.

And Lincoln genuinely surprised me. Demand is still holding even while inventory has shifted, which says a lot about where this area may be headed.

The best opportunities usually show up where fewer buyers are looking.
