Sarnia-Lambton Real Estate Market Update — May 2026

Sales were down 14% last month. But here's what the headline
number isn't telling you: the homes that DID sell flew off
the market in just 18 days at 98% of asking price. And prices?
They went UP for the second straight month.

This is what a "slow but quality" market looks like.

📊 What happened in May:
- 154 homes sold (down 14% from May 2025)
- Average price $558,509 — UP 2.7% year-over-year
- Single family homes selling in just 18 days
- Bungalow average broke $600K for the first time in months
- Active listings hit 637 — an all-time May high

📰 Major housing news this month:
- Bank of Canada interest rate announcement June 10 — held steady at 2.25%
-m$8.8 BILLION Canada-Ontario partnership to cut development
charges in half — applications close June 19
- HST rebate of up to $130K still available on new builds
— but only for 10 more months

The buyers paused this spring aren't gone. They're watching.
When the rate picture clears up — whether after the June 10
