MARKET REPORT ✔️

We still remain firmly in a seller’s market in Saskatoon with historically low inventory for residential properties in Saskatoon and surrounding areas. We have 882 active residential listings in Saskatoon including single family homes, mobile homes, semi-detached, duplexes, townhouses and apartment style condos. 257 of those are conditionally sold leaving 625 available homes. 135 of these are apartment style condos ranging from $54,900 to $1,999,900. 53 of these are a variety of townhouse style condos ranging from $129,750 to $799,900. And there are less than 400 single family detached homes ranging from $55,000 - $2,999,900.

We have a lot of neighbourhoods hurting for available homes right now, a few of which are Adelaide/Churchill, Avalon, East College Park, Eastview, Fairhaven, Greystone Heights, Grosvenor Park, Holiday Park, Hudson Bay Park, Kelsey Woodlawn, Lakeridge, Mayfair, Pacific Heights, Parkridge, Queen Elizabeth and Richmond Heights. These neighbourhoods have zero homes for sale or less than 2 homes for sale right now or anything they had listed is already conditionally sold.

The benchmark price in Saskatoon in April was $398,600.

What is a PID?

In the City of Saskatoon we are lucky enough to be able to order a Property Information Disclosure Report. When purchasing a property in Saskatoon you should ask your REALTOR® whether satisfactory review of a City of Saskatoon PID or Property Information Disclosure Report should be a condition of purchase for you. This report shows a permit report for your property and may give you useful information such as was your completed basement permitted? Does the deck in the backyard show as permitted? What about that detached garage? There may even be open permits on the home that weren’t closed or more plumbing fixtures completed in the home than the home shows as roughed in. This is useful information to have as a potential home owner of the property.
