Counting on the basement suite to help cover the mortgage 🏠
Smart plan. Just know this before you buy.
In Saskatoon, most basement suites were never officially permitted, the city hasn't signed off on them. That changes how the bank treats the rent 👇
✅ If the suite is permitted, the rental income counts easily towards what you can borrow.
⚠️ If it isn't, the rent can still count, but only if there's a signed lease in place.
That difference can swing how much home you can afford. So before you fall for a place with a suite, make sure that you know if your mortgage is going to be dependant on it being permitted as usually you can't get a lease in place without having taken possession of the home
This is exactly what your realtor and mortgage advisor work out with you so that you don’t go falling in love with a home you can’t afford.
