$1,006 per square foot.

That’s the number I want people to pause on, because it changes how I read a price tag. A home listed at $421,000 can sound reasonable or steep depending on how much space you’re actually getting for that money. Price per square foot helps me look past the headline number and ask a better question: does this home line up with regional building costs and what similar homes are offering in comparable neighbourhoods?

It’s not a perfect metric on its own. A well-designed smaller home can justify a higher cost per square foot, while a larger home with dated finishes may come in lower. But this number is a useful gut-check. It helps me compare apples to apples, especially when listings vary so much in size, age, and updates.

When I review listings, I don’t just ask what it costs. I ask what each square foot is really buying me.

Most homeowners assume a roof leak means the roof failed. More often, I find the cheaper villain hanging right at the edge: clogged gutters. When gutters fill with leaves and grit, water can back up under shingles, rot fascia, and dump moisture where it never belongs.

My rule of thumb: if I see granules near downspouts or plants growing in the gutters, cleanup is overdue. A simple twice-a-year cleaning — plus making sure downspouts push water a few feet away from the house — can prevent the repair bill everyone fears.

A canoe doesn’t wait for the whole lake to explain itself. You push off, feel how the wind hits, correct your stroke, and keep moving.

That’s how I think about offering service. The people who actually deliver aren’t the ones with every answer first; they’re the ones willing to begin, pay attention, and adjust. My habit is simple: I start by asking the clearest next question, then I build from there.

Before a showing, I like to walk the front approach in the early light. That’s when I catch the little things a homeowner stops seeing in the rush — a dusty porch light, a tilted mat, cobwebs at the door handle, a streak on the glass.

My takeaway is simple: the first thing to fix is usually the thing at eye level on your way in.

I’ve walked into plenty of bathrooms and kitchens that looked spotless at first glance, then the grout told the real story. Tiny cracks, gaps, or dark lines are often the first clue that water is getting where it shouldn’t.

My rule: check grout before anything else, because it’s the early warning system for damage that costs thousands to ignore.

23% faster.

That’s the headline I’m paying attention to in office leasing this year: in Q1 2024, leasing velocity outpaced the same period last year by about 23%, which tells me spaces are moving faster than the headlines suggest.

What does that mean for you? If you’re thinking about leasing office space, hesitation can cost you better options. If you’re a landlord, it’s a reminder that well-positioned space can still attract decisions quickly. I’m watching this with curiosity, because it points to something simple: businesses are still making moves, even when the broader story sounds cautious.

Here’s what most sellers don’t see: buyers don’t linger where a room is “nicely decorated.” They linger where light lands on clean surfaces and nothing fights it.

I watch for this every time I walk through a home. A bright counter, a clear window, a table without visual clutter — those spots make people slow down. Not because they’re flashy. Because brightness reads as transparency. Clean reads as cared for. And cared for reads as honest.

My practical tip: before photos or showings, stand in each main room at the time of day it gets the best natural light. Then remove anything that breaks that light into noise: countertop appliances, heavy window coverings, stacks of paper, too many small decor pieces. Wipe the reflective surfaces well. Dust shows fast in summer light.

If I can help a room feel open, clear, and truthful, buyers feel it too — and that feeling helps a home sell.

I’ve noticed people often relax the moment they feel heard, even before I’ve answered anything. That always reminds me what matters most.

In my work, I don’t start by rushing to a solution—I start by asking what’s really weighing on you, then I listen for the part behind the question. People rarely remember my exact answer. They remember whether I made their problem feel like it mattered.

I’ve walked into beautiful homes where the first thing I noticed was a loose handrail or a slow-draining sink. Small issues like that tend to speak louder than fresh staging ever does.

The lesson I come back to is simple: buyers aren’t looking for perfection — they’re looking for evidence of care. Before photos or showings, I always tell sellers to test the little things with a buyer’s eye: run taps, open windows, check door latches, replace burnt-out bulbs, tighten what wobbles. The moment someone steps inside, they’re quietly asking whether small problems were handled before they had the chance to grow.
