$1,006 per square foot.
That’s the number I want people to pause on, because it changes how I read a price tag. A home listed at $421,000 can sound reasonable or steep depending on how much space you’re actually getting for that money. Price per square foot helps me look past the headline number and ask a better question: does this home line up with regional building costs and what similar homes are offering in comparable neighbourhoods?
It’s not a perfect metric on its own. A well-designed smaller home can justify a higher cost per square foot, while a larger home with dated finishes may come in lower. But this number is a useful gut-check. It helps me compare apples to apples, especially when listings vary so much in size, age, and updates.
When I review listings, I don’t just ask what it costs. I ask what each square foot is really buying me.
