Why haven’t office rents dropped if leasing has slowed? Because the sticker price isn’t where the adjustment is happening. I’m seeing slower leasing velocity, but landlords in prime locations are still holding asking rent and giving 1–3 months free or larger build-out allowances instead. Plainly: the headline rate stays the same, but the real cost comes down through concessions.
