Older homes can have a lot of character, but the electrical system is one area worth paying attention to. When looking at an older property, don't just look at the age of the home. Take a look at the electrical panel, the type and condition of the wiring, the number of outlets, and whether the system appears to have been updated over the years. A newer panel doesn't automatically mean the entire electrical system is up to date, and an older panel doesn't necessarily mean the house needs a complete rewire. If you're concerned about the electrical system, having a qualified electrician take a closer look can give you a much better idea of what you're dealing with before you buy.

If you're planning a renovation, it's easy to get excited about the things you'll actually see when it's finished: new flooring, cabinets, paint, tile, and fixtures. But if you're opening up a wall, that's also the time to take care of the things you won't see. Check the insulation, wiring, plumbing, ventilation, and any signs of moisture before closing everything back up. Those aren't the exciting parts of a renovation, but they're what can make a difference in your home's comfort and help prevent bigger repair bills down the road. The finishes can always be updated later. If the wall is already open, take the opportunity to do the important work first.

If you're thinking about selling your home, it's easy to focus on the big projects and forget about the little things you've gotten used to. A loose door handle, dripping faucet, broken light switch, cracked caulking around a window, or a door that doesn't close properly might not seem like a big deal to you, but buyers notice those things when they're walking through a house. You don't need to fix every little imperfection before listing, but taking care of the obvious maintenance items can make the home feel better cared for and help prevent buyers from wondering what else might have been overlooked.

There are homes available at many different price points, and what makes sense for you depends on your income, down payment, monthly expenses, and what you're looking for in a home. Instead of comparing yourself to the average, it's more helpful to figure out what fits your own budget and then see what's available in that range.

One thing I’ve learned as a realtor is that not every client needs the same plan. Before talking about listings, showings, pricing, or next steps, I want to understand what’s actually going on. Maybe the biggest concern is timing, budget, preparing the house, or simply not knowing where to start. Sometimes people just need someone to sit down with them and talk through their options. If you're thinking about selling your home, don't overlook the gutters and downspouts. They're one of those things buyers tend to notice, especially in the spring when they're looking for signs of how well a home has been maintained. Sagging gutters, loose connections, staining along the siding, or downspouts sending water toward the foundation can raise questions about what else might need attention. Before listing, take a few minutes to clean out the gutters, make sure they're secure, and check that water is being directed well away from the house. It's a small maintenance job that can make a better first impression and potentially prevent a bigger problem later.
