📊 Happy Market Monday! Welcome to June — here's your Saskatchewan real estate update for June 1, 2026.
🌾 SASKATCHEWAN PROVINCE-WIDE
Saskatchewan's residential benchmark price has hit a brand new record — again. The provincial benchmark is now $374,100, up from $363,800 last month. That's two consecutive months of record-high prices, and Saskatchewan now holds the title of the tightest provincial housing market in all of Canada, with just 2.8 months of supply. Inventory remains more than 50% below historical norms across the province.
The SRA's CEO put it plainly: "Affordability is being eroded faster than many people realize. When supply is down more than 50 per cent compared to historical norms, prices respond quickly. That's exactly what we are seeing now."
🏙️ SASKATOON
Saskatoon hit an all-time benchmark price record of $435,200 in March, with April coming in at $433,200 — still incredibly strong. The city has less than 2 months of housing supply available. In the current market, homes with attractive pricing are selling within hours — not days. The average overbid in recent sales has been $34,000–$36,000 above asking price, with some offers going as high as $120,000 over ask.
🏡 PRINCE ALBERT & AREA
Prince Albert continues to move in lockstep with the provincial trend — rising prices, tight inventory, and strong demand. Well-priced homes are attracting serious interest quickly when they do hit the market.
