🔍 It's Wanted Wednesday — and today I'm calling on my Prince Albert community for help!

I'm working with a buyer who is actively looking for an investment property here in Prince Albert — and they are ready to move. Here's exactly what they need:

✅ Located in a good area of Prince Albert
✅ Rental or investment property
✅ 2-bedroom basement suite (tenanted or vacant — either works!)
✅ Budget up to $400,000

Here's the thing — a lot of landlords and property owners in Prince Albert aren't actively listing right now, but some are quietly thinking about moving on. If you know someone in that position — a landlord, a neighbor with a suited home, a friend who's been talking about selling — please share this post or send them my way.

Sometimes the best deals never hit MLS.

Please share — you never know who might see it! 🙏

✨ Tips on Tuesday ✨
If you’re planning to sell your home this year, today’s tip is simple: understand the difference between selling WITH or WITHOUT an agent.

✅ Selling WITH an Agent
✨Understands the local market — A REALTOR® brings data, experience, and insight into pricing trends, neighbourhood demand, and buyer behaviour. This helps you avoid underpricing or sitting on the market too long.
✨Extensive market exposure — Your home is promoted across MLS®, social media, agent networks, and pre‑market opportunities you can’t access privately. More eyes = more potential offers.
✨Handles all legal documents & deadlines — From disclosures to contracts to possession timelines, an agent ensures everything is accurate and compliant so you’re protected.
✨Expert negotiator — A skilled agent advocates for your best interests, helping you secure stronger terms and a higher sale price.
✨Provides advice on improvements & staging — You get guidance on what updates matter, what doesn’t, and how to present your home to attract top‑dollar buyers.

⚠️ Selling WITHOUT an Agent
🛑Listing price may be biased — It’s easy to price based on emotion or assumptions, which can lead to overpricing (no showings) or underpricing (leaving money on the table).
🛑No access to pre‑listing opportunities — Private sellers miss out on agent‑exclusive buyer pools, coming‑soon marketing, and early interest that can boost your sale price.
🛑You’re responsiblefor all legal documents — Every form, disclosure, condition, and deadline falls on you. Mistakes can be costly or legally risky.
🛑Limited contacts for improvements & staging — Without a network of trusted pros, prepping your home can feel overwhelming and more expensive.

Your home is one of your biggest financial assets — understanding these differences helps you choose the path that protects your equity and reduces stress.

If you’re thinking about selling, I’m happy to walk you through both options so you can make the best decision for your situation.

📊 Happy Market Monday! Welcome to June — here's your Saskatchewan real estate update for June 1, 2026.

🌾 SASKATCHEWAN PROVINCE-WIDE
Saskatchewan's residential benchmark price has hit a brand new record — again. The provincial benchmark is now $374,100, up from $363,800 last month. That's two consecutive months of record-high prices, and Saskatchewan now holds the title of the tightest provincial housing market in all of Canada, with just 2.8 months of supply. Inventory remains more than 50% below historical norms across the province.

The SRA's CEO put it plainly: "Affordability is being eroded faster than many people realize. When supply is down more than 50 per cent compared to historical norms, prices respond quickly. That's exactly what we are seeing now."

🏙️ SASKATOON
Saskatoon hit an all-time benchmark price record of $435,200 in March, with April coming in at $433,200 — still incredibly strong. The city has less than 2 months of housing supply available. In the current market, homes with attractive pricing are selling within hours — not days. The average overbid in recent sales has been $34,000–$36,000 above asking price, with some offers going as high as $120,000 over ask.

🏡 PRINCE ALBERT & AREA
Prince Albert continues to move in lockstep with the provincial trend — rising prices, tight inventory, and strong demand. Well-priced homes are attracting serious interest quickly when they do hit the market.

What this means for you:
✅ SELLERS — Two consecutive record months, low competition from other listings, and motivated buyers. Conditions don't get much better than this.
✅ BUYERS — You need to be pre-approved, ready to move fast, and working with a REALTOR® who knows the local market. Strategy is everything right now.

I'm here to help with both — no pressure, just honest guidance and local expertise.

🌿 Tips on Tuesday! 🌿
If you’re planning to sell this spring, curb appeal is one of the easiest ways to boost your home’s value and attract more buyers.

Here are 4 simple spring clean‑up tips that make a BIG difference:

✨ 1. Refresh your landscaping
Trim shrubs, edge the lawn, pull weeds, and add fresh mulch. A tidy yard instantly boosts perceived value.

🚪 2. Update your entryway
A clean front door, polished hardware, and a new welcome mat create a warm, inviting first impression.

🧼 3. Power wash exterior surfaces
Winter grime builds up fast — washing siding, decks, and walkways makes your home look newer and well‑maintained.

💡 4. Improve outdoor lighting
Replace bulbs, clean fixtures, and consider adding solar pathway lights for added charm and safety.

Small updates = big returns when it comes to selling your home 🌸
If you’re thinking about listing this spring, I’d love to help you get market‑ready.

📊 Happy Market Monday! Here’s your Saskatchewan real estate update for May 25, 2026.

Whether you're buying, selling, or just keeping an eye on the market, here’s what’s happening right now:

🏡 PRINCE ALBERT & AREA
The benchmark home price is sitting just above $270,000, up roughly 3% from last year.According to paNOW, inventory remains critically low, and homes are selling almost immediately. The City of Prince Albert has acknowledged that supply simply hasn’t kept up with demand — driven by population growth, immigration, and increased economic activity.

🏙️ SASKATOON
The average sale price has climbed to $451,397, a 5.9% YoY increase.
In the first week of May alone, 121 homes sold, compared to 104 during the same week in 2025.Inventory remains tight with only 1.6 months of supply, and many homes are selling above asking.

🌾 PROVINCE‑WIDE
Saskatchewan’s residential benchmark price hit a record $347,300 in April — up nearly 5% YoY.The Saskatchewan REALTORS® Association has called this a structural supply challenge, with affordability eroding faster than many realize.

What does this mean for you?
✅ Sellers: The market is working in your favour.
✅ Buyers: Be prepared — pre‑approval and strong strategy are essential.
