I think about setting bread dough on the counter in spring. You don’t stand over it and force it to rise faster. You give it the right temperature, the right bowl, the right amount of time, and then you pay attention when it’s finally ready.

That’s exactly how I’m thinking about listings right now. The average home is sitting for 100 days before it sells, and that changes the job. It means patience matters more than panic, and positioning matters more than rushing: price, presentation, photos, repairs, and timing all have to work together.

And here’s the part I think is easy to miss: when homes take longer to sell, buyers who actually book a showing are usually not just casually browsing. They’ve likely narrowed things down. They’re paying attention.

So if you’re selling, I’d want you to think less “Why isn’t this instant?” and more “How do I stay ready for the serious buyer when they arrive?”

At a good dinner party, the best host doesn’t start by reading the menu they planned for the night. They watch what people reach for, who hangs back, who wants the loud table and who wants the quiet corner. The meal works because the host reads the room before serving the pitch.

That’s exactly how I think about offering my services. The difference between getting the job and being called back usually isn’t the polish of my presentation. It’s whether I spent the first meeting listening for what actually matters to them before I start explaining what I do.

So my rule is simple: I don’t lead with my process. I lead with questions. What feels urgent? What has been frustrating? What does a good outcome look like to you? I’m listening for priorities, pressure points, and the words they repeat. That’s the real brief. Everything I say after that is sharper, more useful, and more likely to matter.

One thing sellers don’t always see from my side: the first 30 seconds of a showing happen in the entryway. Before anyone notices the kitchen or layout, they’re reading that small space and deciding whether the house feels easy to step into.

The detail I always pay attention to is breathing room. If the door can’t open fully, shoes pile up, jackets crowd hooks, or a mat catches the edge of the door, people feel hurried the second they arrive. I want that entry to feel simple: clear floor, light on, nothing to sidestep. That small reset changes how the rest of the house is experienced.

I’ve had that moment where a room looked almost finished, but something still felt oddly “off” every time I walked through it. Then the door hardware went on, and suddenly the whole space exhaled.

The lesson: small details don’t just finish a room—they set its mood.

My go-to renovation tip is to pick door hardware the same way I pick lighting: as a consistent visual cue, not an afterthought. If your hinges, k***s, and levers all lean modern, warm, traditional, or minimal in the same direction, the room feels intentional even if everything else is simple. Mixed finishes can work, but random finishes usually read like indecision.

I also pay attention to touch. A lever that feels solid in my hand changes my experience of the room every single day more than a decorative object sitting on a shelf ever will.

The lesson: the detail you touch most is often the one that ties everything together.
