The Saskatoon real estate market has shifted β and I want to talk about what that actually means, because a lot of what's being said right now is either panic or hype.
Here's what the real data says heading into August 2026:
π Benchmark price: $447,600 β near the all-time record set in June
π Months of supply: 1.27 β still deeply undersupplied historically
π Days on market: rising to ~40 days (up from 28 in April)
π Inventory: up significantly month-over-month β buyers have more options
π Housing starts: up 23.9% provincially β more supply is coming
This is not a crash. This is not a buyer's market. This is a market that ran at an extraordinary pace and is now finding balance at a high level.
What it means for buyers: slightly less competition, a bit more time to make decisions, and a better negotiating position on some properties.
What it means for sellers: you still have leverage β but pricing strategically and presenting well matters more now than it did six months ago.
I'm watching these numbers every single day. If you want to know what this shift means for your specific situation β DM me. The conversation is free.
