Thanksgiving. Where someone passes you the potatoes and a mortgage opinion you did not ask for.

Suddenly the whole table is underwriting your future. Your aunt says rent. Your cousin says buy. Someone who bought a house for $74,000 says you just need to stop travelling.

I’m thankful for many things. This advice is not one of them.

Eat the pie. Text your mortgage broker.

My calendar link is in my bio if you’d like to discuss your options with someone who hasn’t had four glasses of w**e. Or maybe I will have if you call me on Thanksgiving 😉

Falling into leaves? Fun. Maybe. Falling into a mortgage that doesn’t really work for you? Not fun at all.

There are a lot of mortgage options out there, and the right one isn’t always the most obvious. I sort through the options, compare the details and narrow them down based on your budget, goals and what you actually need from your mortgage.

I also help you understand the differences, weigh the trade-offs and focus on the features and terms that make the most sense for you.

Ready to fall into a mortgage that fits? Message me today and let’s find the right mortgage plan.

Two homes listed at $700,000 can create two very different monthly housing costs.

Property taxes can differ. One property may have condo fees while another doesn’t. Insurance, utilities and expected maintenance can also vary depending on the property, location and type of home.

And even with the same purchase price, the mortgage payment can look different depending on factors such as the buyer’s down payment, mortgage rate, amortization and mortgage terms.

That’s why comparing homes by listing price alone can leave out an important part of the affordability picture. Looking at the ongoing costs of each property can give buyers a much clearer idea of what ownership may actually cost month to month.

Comparing properties? Message me today to look beyond the listing price and understand how the monthly costs could differ.

I’ve got a particularly challenging alt file on my desk today, and somewhere between trying to make all the pieces fit, it had me reminiscing about this panel last week.

One of my goals this year was to do more speaking in our industry.

Apparently the first step was convincing someone to give me a microphone. 🎤

A huge thank you to MortgageFest Canada for trusting me to moderate a panel with some seriously smart people from EQ Bank, WealthONE, MCAN and Haventree, talking all things alternative lending.

I love this side of our business. The complicated files. The self-employed clients. The situations that don’t fit neatly into a bank’s little box. And getting to sit on stage and have a real conversation about where alternative lending is headed was pretty damn cool.

Also very cool: looking out and seeing so many of my Mortgage Powered family/team there supporting me.

Did any of you ask a question?

No.

Not one.

But you showed up, and I love you anyway. 😂

MortgageFest and the team also managed to capture approximately 47 excellent photos of my legs, so really, everyone won.

Little goal. Big checkmark. ✔️

And I have a feeling this won’t be the last time someone makes the questionable decision to hand me a mic.

Buying your first home is a big next chapter, but the planning starts well before you find the listing.

Before you start booking showings and picturing where the furniture will go, I can help you get the financial side organized. We’ll look at your budget, down payment, credit, income and mortgage options so you have a better idea of what you may qualify for and what feels comfortable for you.

And if you’re not quite ready to buy yet? That’s okay. Knowing what to work toward now can help you prepare for when the right home does come along.

Ready to turn “someday” into a plan? Message me today and let’s start your first-home journey with a mortgage conversation.

Thinking about buying a home? Sometimes the biggest mistakes happen before the home search even begins.

Assuming homeownership is out of reach, focusing only on the mortgage rate, or waiting for the “perfect” time to buy can keep you from seeing the full picture. Your budget, mortgage payment, term, features, overall borrowing costs, and personal plans all matter when deciding whether buying a home makes sense for you.

I can help you understand your mortgage options, look at what you may be able to afford, and build a home buying plan around your finances and goals.

Before you rule anything in or out, message me and let’s look at the numbers together.

Summer may be winding down, but I don’t think you should have to spend what’s left of it searching for mortgage options. ☀️

Instead of going from lender to lender on your own, I can do the searching and comparing for you. I’ll look at mortgage options from multiple lenders, compare the terms and features, and help you understand which financing solutions fit your needs and financial goals.

Whether you’re buying a home, refinancing, or planning your next move, I’ll help narrow down the options so you can spend less time searching and more time on everything else.

Enjoy what’s left of summer. I’ll take the mortgage search off your hands. Message me today.

The Bank of Canada is holding steady once again, keeping its policy interest rate at 2.25% for a seventh consecutive decision.

A rate hold doesn’t mean every mortgage option is standing still. Fixed and variable mortgages respond to different parts of the market, making it important to look beyond the headline when making a financing decision.

Connect with me today to understand what the latest Bank of Canada update could mean for your mortgage options.
