📊 Pull the comps first - not after you fall in love with the property
🏚️ Price per unit matters more than purchase price
📉 Run your numbers at today's interest rates, not best case scenario
🚫 Don't bid on emotion - bid on what the numbers support
⚖️ Know your max before you walk in, and don't move off it
🔍 Inspect anyway - even in a multiple offer situation
💰 Understand what "significantly over ask" actually means in this area - it's not a reason to panic, it's a reason to be prepared

Overpaying on a bad deal doesn't become a good deal just because everyone else wanted it too.

Know your numbers. Trust the process. Walk away if you have to. And work with an agent who isn't afraid to tell it how it is.
