Not everything you see in a listing is included in the sale.

When you’re buying a home, it’s easy to assume that anything you see during a showing is staying behind. But that isn’t always the case.

Things like wall-mounted TVs, mirrors, shelving, curtains, appliances, or even light fixtures can sometimes be excluded from the sale.

That’s why it’s important to pay attention to the inclusions and exclusions in the Agreement of Purchase and Sale. If there’s something you really want to stay with the home, make sure it’s specifically addressed in the offer.

If it matters to you, put it in writing.

Look past the furniture.

When viewing a home, it’s easy to focus on how it’s decorated or whether your furniture will fit. Instead, pay attention to the things that are harder and more expensive to change.

Look at the layout, natural light, storage, windows, roof, heating system, and overall condition of the home.

Paint colours and furniture can change. The bones of the house are a different story.
