Why PEI Real Estate & Land Continue to Be a Great Long-Term Investment 🏡🌾🌊

Good Sunday morning! Grab your coffee because today I want to talk about something I believe strongly in — owning real estate and land on Prince Edward Island.

We hear a lot about interest rates, changing markets and whether it’s the “right time” to buy.

But sometimes it helps to step back and look at the bigger picture.

🌿 First — PEI is small. Really small.

Prince Edward Island has only about 5,656 square kilometres of land — roughly 1.4 million acres.

That’s it.

We can build new homes, but we cannot make more Island. And when you own a great piece of land in a desirable location, especially near the water, a community or growing area, you own something that is limited.

👨‍👩‍👧‍👦 More people are calling PEI home.

In the 2021 Census, PEI had about 154,000 people.

By April 2026, Statistics Canada estimated our population at about 181,700.

That’s roughly 27,000 more people in less than five years — an increase of almost 18%.

And more people means continued need for:

🏡 Homes
🏘️ Rental properties
🌾 Land
🏖️ Cottages
🏗️ Building lots
👵 Downsizing options
👨‍👩‍👧‍👦 Family homes

📊 So what is happening in the PEI market right now?

In August 2026:

• 188 homes sold across PEI
• The average sale price was about $420,800
• The year-to-date average was about $410,800 — up 3.3% from 2025
• There were 1,384 homes available for sale, giving buyers more choice than we’ve seen in recent years.

That doesn’t mean every property goes up in value every year — real estate markets have ups and downs.

And that is exactly why I look at real estate as a long-term investment rather than a quick one.

🌾 Land is especially interesting to me.

A good building lot, acreage, farm, waterfront property or piece of recreational land can offer something you simply can’t reproduce.

Once a beautiful piece of PEI is purchased and developed, there isn’t another identical piece waiting next door.

🏡 And a home is more than an investment on paper.

You can live in it. Rent it. Improve it. Build equity in it. Pass it on to your children. Sell it later.

That’s one of the things I love about real estate — it is a tangible asset you can actually use and enjoy while you own it.

☕ My Sunday morning thought?

Markets will change.

Interest rates will change.

Prices will go up and down.

But PEI will still be a beautiful little Island with a limited amount of land and people who want to live, work, retire and vacation here. 🌊❤️

That is why I continue to believe in PEI real estate for the long term.
