Real estate listings are really good at telling you how many bedrooms a house has.

They’re not always as good at telling you which features will make everyday life easier.

Found the perfect lot? Before you buy it, call your builder.

Seriously. A great view and a nice street are only part of the equation.

Before committing to a lot, we'd want to understand things like grading, servicing, architectural controls, setbacks and what can actually be built there.

Because the lot you choose can influence:
• your floorplan
• foundation design
• garage placement
• walkout possibilities
• landscaping
• and ultimately, your budget

The best lot isn't necessarily the biggest or prettiest one. It's the lot that works for the house you actually want to build.

The kitchen will probably get most of the attention when you walk through 117 Crestview but we think some of the smartest decisions are one floor up.

Three bedrooms together. A primary bedroom that comfortably fits a king. Walk-in closet and ensuite. And laundry exactly where most of the laundry actually happens.

None of those things are particularly flashy. They just make everyday life easier. That's usually the difference between a floorplan that looks good on paper and one that feels good to live in.

A legal suite is a lot more than putting another kitchen downstairs. The real value is creating two spaces that can function independently.

At 10 Memorial Parkway, both levels have their own living space, kitchen, laundry and primary bedroom setup. The lower level is a walkout with in-floor heat, and the home has been designed with separate living in mind from the beginning.

That opens up a lot of possibilities:
Rental income.
Multi-generational living.
A little more financial flexibility.
Or simply options you may appreciate five or ten years from now.

Some of the most important parts of your house are eventually covered up. Being in the framing stage isn't exactly the glamorous part of building a custom home... However it's one of our favourites.

This is when we can see how everything comes together before the walls are closed: structure, blocking, rough openings, mechanical locations and all the little decisions that have to be right before we move forward.

A year from now, the homeowner probably won't think twice about most of what's in this photo & that's kind of the point.

Good construction should quietly do its job for a very long time.

We currently have three Black Wolf custom homes under construction. You just can't see them yet.

Before excavation equipment arrives and before there's framing to walk through, a huge amount of the build is already happening.

Floorplans are being refined.

Sites are being considered.

Budgets are being balanced.

Engineering is happening.

Exterior details are being worked through.

Selections are starting.

Permits and schedules are being coordinated.

This stage doesn't produce particularly impressive Instagram photos. It does produce better houses. Custom starts long before construction does.
