Industry Updates: Single-Family Sales Rise, Resale Supply Tightens, Cultural Programming Expands
In the Greater Toronto Area, we’re seeing a notable uptick in single-family home sales, thanks in part to the expanded HST rebate. Meanwhile, condo activity remains subdued, and resale inventory is tightening—which could lead to upward pressure on prices. New housing starts have dipped a bit as well. On the innovation front, Toronto has launched an AI pilot to streamline the building permit process. With more than a decade focused on buying, selling, investing, and leasing in this market, I’m always watching these shifts closely to help my clients navigate their options.

Small-Scale Infill Is (Finally) Showing Up In Toronto's Housing Data
After more than a decade working with clients across Toronto, I’ve seen firsthand how housing trends evolve—and right now, small-scale infill projects are finally making their mark in the city’s data. Accessory dwelling units and multiplexes are accounting for about 10% of housing starts nationwide. It’s a shift powered by recent zoning reforms and a slowdown in single-detached builds. For buyers, sellers, and investors, these changes open up new opportunities and reshape our options in the market.

Toronto Ranks 20th Worldwide
Toronto continues to hold its own on the world stage, ranking 20th out of 1,000 cities in a respected 2026 index. Our city’s strong economic fundamentals and deep talent pool keep demand high—even as we face ongoing affordability challenges. According to the same report, Toronto’s cost of housing took a toll on its overall Quality of Life rating. The latest 2026 housing data put our median multiple at roughly 7.5, putting us among the least affordable major markets surveyed. It’s noteworthy that, as highlighted by experts behind these rankings, Torontonians are spending a greater share of their income on housing than residents in almost any other city around the globe. With housing starts expected to slow further through 2026, supply constraints are still a major factor in this affordability gap. With over a decade of experience navigating Toronto’s real estate landscape—whether buying, selling, investing, or leasing—I’ve seen firsthand how these trends play out for clients in every corner of the market.

Toronto, Vancouver housing still hugely desirable despite recent challenges
Even with the hurdles we’re seeing, it’s clear that Toronto and Vancouver continue to attract strong interest on the global stage—ranking 20th and 24th overall, thanks to their robust economies. Still, affordability remains a challenge for many, as high housing costs weigh on Quality of Life scores. Experts estimate that Canada needs to build between 430,000 and 480,000 homes each year to make real progress on affordability, but we haven’t reached that pace yet. With over a decade helping clients buy, sell, invest, and lease in these markets, I’ve witnessed firsthand the persistent demand and the need for practical solutions.

Can Toronto Finally Turn the Corner in 2027?
After more than a decade navigating Toronto’s real estate ups and downs, I’m always watching for those key signals that hint at a market shift. As we enter 2027, the landscape still reflects the effects of a long correction—buyers continue to find more options and greater negotiating room with high listing volumes. TD forecasts that Ontario’s housing market should start to improve as this year unfolds, especially after a weaker 2026. While lower borrowing costs could help transactions pick up, the supply of condos remains a factor to watch. For now, prices are expected to stabilize before any strong rebound—rather than bouncing straight back to the rapid growth we saw during the pandemic years. Staying informed and strategic is essential in this market, whether you’re buying, selling, or investing.

Single-Family Homes Enjoy Stable Market with Steady Demand
In August, we saw homebuyer competition in the Greater Toronto Area cool down noticeably. Only 2% of neighborhoods had homes selling above asking price, while the majority—79%—sold below. This trend was especially clear for single-family homes, with 95% of those neighborhoods, and 98% of condo areas, seeing sales under asking. Having spent over a decade guiding clients through every kind of market—buying, selling, investing, and leasing—I’ve noticed how these shifts open opportunities for buyers who’ve been waiting for less heated conditions. It’s always important to understand what’s really happening behind the numbers so you can make the best decisions for your next move.

Unique Home Type Offers Affordable Opportunities in GTA
Not all property types in the Greater Toronto Area are weathering the current market the same way. Average home prices have slipped by 2.7% to $993,410, and condos are now averaging $617,593. What's particularly striking is how small condos—those under 500 sq ft—are facing the steepest declines, depreciating at about twice the pace of other categories. With a surplus of investor-focused units, it's become more common for condos to sell below list price. After more than a decade helping clients buy, sell, lease, and invest, I’ve seen firsthand how shifts like this can impact both new buyers and seasoned investors. If you're considering your next move, understanding these trends is key to making informed decisions.

In 10 Toronto Resales Fell Below Purchase Price
Lately in Toronto, we’re seeing more cases where resale homes are selling for less than their original purchase price. As someone who’s been helping clients buy, sell, invest, and lease in this city for over a decade, I know how unsettling it can be to realize today’s comparable sales may not match what you paid during the market’s peak. If you’re thinking about making a move, it’s important to honestly assess whether selling is the right step for you right now. Remember: selling below your purchase price doesn’t automatically mean mortgage trouble—many owners, especially those with solid equity, can still close the deal smoothly. I’m also noticing some freehold owners are opting to renovate and hold onto their properties longer, especially when considering potential sale losses and the impact of another land transfer tax. Above all, buyers are looking at current market value—not your original purchase price. Setting a realistic price and approaching the process with empathy goes a long way in this shifting market.
