🏡 "Why do I have to sign something before a Realtor can show me homes?"

I get this question all the time.

In Ontario, new regulations require Realtors to have a signed agreement in place before providing certain services, including showing properties.

What does this mean for you?

✅ It explains exactly what services you'll receive.
✅ It outlines how your Realtor is compensated.
✅ It ensures everyone understands their roles and responsibilities.
✅ It provides transparency and consumer protection.

The agreement doesn't mean you're locked into a lifetime commitment. There are different types of agreements available, and a good Realtor will explain your options before you sign anything.

My goal is always to make sure my clients understand what they're signing and feel comfortable every step of the way.

I have a new lisitng coming to market next week. ​To save my clients' sanity, I love using a Kid Listing Contract. 📄✍️ We write up a mini agreement with specific "job duties," like making beds and doing a quick 5-minute bedroom sweep before a showing.

5 things I never skip when touring houses with clients 👀🏡

Checking the windows for condensation or broken seals
Looking at the ceilings for cracks, stains, or patchwork
Testing water pressure and drainage
Paying attention to smells (they tell a story)
Looking beyond the staging and focusing on layout + function

Pretty kitchens are nice… but I’m there to help clients spot the things they can’t see in the listing photos.
