Market Snapshot July 2026: The Toronto real estate market continues to show signs of balance and opportunity. While the average selling price sits just over $1 million, down slightly from this time last year, the number of sales has increased, indicating that buyers are becoming more active as borrowing costs continue to improve.
One of the most notable shifts is inventory. New listings are down more than 17% year-over-year, giving sellers less competition than we've seen in recent months. At the same time, homes are taking an average of 32 days to sell, reinforcing the importance of proper pricing and strategic marketing.
For buyers, lower interest rates are helping improve affordability and confidence. For sellers, reduced inventory and steady buyer activity create an environment where well-prepared homes can still achieve strong results.
