Urbanation: Condos

The GTA condo market continues to show encouraging signs of stabilization.

While buyers have had plenty of choice over the past few years, that inventory is beginning to tighten as fewer new condos come to market and more existing supply is absorbed.

At the same time, the future condo pipeline continues to shrink, with Urbanation reporting that the pre-construction and under-construction inventory is down 37% from a year ago and 62% from its 2022 peak.

A smaller pipeline means fewer new units are expected in the years ahead, which could continue supporting price stability if demand remains steady.

Whether you're buying, selling, or holding a condo, understanding both today's market conditions and tomorrow's supply can help you make more informed decisions.

Urbanation: Supply

GTA housing supply continued to contract in July, with new listings falling 18% year-over-year as more sellers opted to wait for firmer market conditions.

Urbanation notes that with prices still roughly 25% below their early-2022 peak, many owners who purchased during the 2021–2022 boom would be selling at a significant loss today, contributing to some homeowners holding off on listing.

That pullback is steadily reducing the inventory overhang built up since 2022.

With active listings down 12%, months of supply falling to 4.4, and the sales-to-new-listings ratio returning to balanced territory, buyers may encounter less negotiating room if inventory continues to tighten.

Thinking about buying or selling? Understanding how much inventory is available in your local market can help you decide when and how to make your move.

GTA home sales took a slight step back in July, declining 0.9% year-over-year to 5,995 transactions, but the broader demand picture remained relatively steady.

Sales continued to rise month-over-month on a seasonally adjusted basis, while year-to-date activity remained 1.1% ahead of 2025.

Urbanation: Demand

Affordability continues to shape where buyers are active. Every low-rise price band below $900,000 recorded year-over-year sales growth, while all price bands at $900,000 and above declined.

At the same time, fewer new listings are coming to market, allowing existing inventory to be gradually absorbed and moving the GTA toward more balanced conditions.

Considering a move? Knowing where buyer activity is strengthening can help you better understand your opportunities in today’s market.

The GTA housing market is showing growing signs of price stabilization.

While the average selling price declined 4.5% year-over-year to $1,003,956 in July, the mix-adjusted benchmark price continued to edge higher month-over-month as the inventory overhang accumulated since 2022 continued to erode.

Prices remain roughly 25% below their early-2022 peak, which is contributing to some homeowners holding off on selling into a softer market.

With supply tightening across every housing type and the market moving back into balanced territory, the conditions supporting greater price stability are increasingly taking shape.

Thinking about making a move? Understanding where prices are headed can help you plan your next step. Let's chat.

GTA Real Estate Market Update 🏡

After four years of correction, the fundamentals are shifting. Transaction volume has grown steadily every month this year, and the sales to new listings ratio has climbed from 32% to 39%. Once it reaches the 42% to 45% range, history shows this is when market wide price appreciation tends to begin.

Real estate has returned over 6% annually on average across the last 45 years, and today's values sit within 6% to 7% of that historical trajectory.

Whether you own a home or you're thinking about buying, today's fundamentals suggest your timing may be excellent heading into the Fall market.
