GTA Homebuyer Competition Weakens Further
Buyer competition in the GTA continues to soften, making this one of the quietest real estate periods we’ve seen in recent memory. In Mid-Q3, only 2% of qualifying neighbourhoods found themselves in overbidding territory—down from 3% earlier in the quarter. Of the 267 GTA neighbourhoods studied, a striking 97% saw homes sell below asking, and only 1% closed at the list price, showing how rare bidding wars have become across our market. That trend holds for both condos and single-family homes: 98% of qualifying condo neighbourhoods and 95% of those with sufficient single-family sales saw underbids. Out of 4,200 homes sold in Mid-Q3, 79% sold below asking—slightly more than the 78% in Early-Q3—as demand for single-family homes cools off. As someone who has guided clients through shifting markets for over 18 years, I know how important it is to understand these subtle changes—whether you’re looking to buy, sell, or invest across the GTA and Durham Region. The quieter climate means more opportunities for buyers, and a different approach is needed for sellers. Experience, insight, and a steady hand make all the difference.
