May 2026 Market Report | GTA
The GTA housing market continues to gain momentum.

May saw 6,583 sales across the GTA, marking a 6.3% increase year-over-year, while new listings declined by 18.9%, signaling a notable tightening in market conditions. As inventory continues to be absorbed and buyer activity strengthens, competition is beginning to increase across many neighbourhoods.

At the same time, pricing remains strategic. The average selling price sits at $1,069,700, down 4.6% year-over-year, giving buyers continued opportunities to negotiate while affordability remains improved compared to last spring.

What does this mean?

Buyers are returning to the market with greater confidence, supported by lower borrowing costs and more favorable pricing. However, as inventory levels continue to tighten and demand strengthens, today's opportunities may not remain available for long.

This is a market that rewards preparation, timing, and expert guidance.

The market is continuing to show an interesting shift across all housing types. While sales activity is picking up year-over-year, pricing remains under pressure in most segments — creating opportunities for buyers who have been waiting on the sidelines.

➡️ 31 days on market (LDOM) — homes are taking longer to sell.

➡️ 47 days on market (PDOM) — reinforcing a more measured pace overall.

If I were buying right now, I wouldn’t confuse low inventory with urgency. Supply is tight. Rates aren’t cheap. That means every decision carries weight. Here’s what I would not do: • I wouldn’t stretch my payment assuming rates will “definitely” drop. • I wouldn’t waive protections just because there are fewer options. • I wouldn’t buy something I don’t actually love just to feel like I secured a house. When inventory is limited, discipline matters more — not less. You don’t win in this market by moving fastest. You win by being financially solid and emotionally steady. I’ve watched buyers rush in tight markets before. The ones who regret it? They made decisions to escape pressure. The ones who feel good years later? They bought what made sense — not what felt urgent. That’s the difference.
