📊 Average price: $1,006,409 (up 1.3% from August, down 5.1% from last year)
🏡 Sales: 5,040
📉 New listings: 16,500 (down 14.4% from last year)
📦 Active listings: 26,131 (down 9.3%)

By home type:
Detached: $1,292,016
Semi-detached: $1,015,202
Townhouse: $820,637
Condo: $605,257

What it means: homes are more affordable than last year, and there's less supply. TRREB says there's a lot of pent-up demand, so this window may not stay open long.

Ontario's rental rules just changed — and most landlords and tenants haven't caught up yet.

As of September 21, the unpaid-rent notice (N4) dropped from 14 days to 7. Landlords who give 120 days' notice to move in themselves (N12) no longer owe a month's compensation. Tenants now have to pay half the arrears before raising repair issues at a hearing. And you have 15 days, not 30, to request a review of an LTB order.

Old LTB forms stop being accepted after November 30.

What didn't change: rent control. The 2027 guideline is 1.9%.
