⭐⭐⭐⭐⭐ A note from a recent client.

"After 7.5 years in a condo we decided we wanted to return to a detached house. During the worst possible condo market anyone remembers.

Everything Julian did made us stand out in a very crowded and frustrating condo marketplace. The photos, video, brochure, and listing we had were extremely well done. Julian's advice on pricing (and patience) paid off. We joke that we were the only people in Toronto to sell a large condo in the first half of 2026.

We decided to buy and renovate/update an old house. There are a lot of pitfalls to avoid if you're looking at old homes. Julian would highlight concerns we needed to be aware of and expertly discussed the options and constraints we'd face if we chose to proceed. We often discussed removing walls to open up spaces and relocating kitchens with him. Also reworking outside appearance options and improving functionality. There were a lot of "Keep in mind..." discussions. I was very inexperienced. More than once I found myself asking "What is that? And why is it there?" Julian knew the answers. And why they were important to us.

📉 GTA Market Update — July 2026

The Greater Toronto market pulled back in July, with sales, prices, and inventory all easing as we head into the typically quieter summer stretch.

Here's where things landed 👇

🏡 Average sale price: $1,003,956 (–4.5% YoY, –5.2% from June) 🔑 Sales: 5,995 — down 11.5% from June as buyers turned more cautious 📉 New listings: 14,484 (–17.8% YoY) ⏱️ Days on market: 32

Detached and semi-detached prices saw the sharpest monthly declines, while condos were the lone segment to edge higher. Inventory remains well above the 10-year average for July, keeping the advantage with buyers for now.
