What does a Realtor actually do behind the scenes?

Showing homes and putting a FOR SALE sign on the lawn are the visible parts of the job.

But there's a lot clients don't necessarily see — researching the market, reviewing documents, negotiating, coordinating with lawyers and lenders, managing timelines, and dealing with unexpected issues when they come up.

And that's exactly how it should be.

A big part of our job is taking care of those details so our clients can focus on making the decisions that matter to them.

For me, it's never just about completing a transaction. It's about helping people feel informed, supported, and confident throughout the process.

Deposit and down payment — what's the difference?

They're two terms buyers hear constantly, and it's easy to assume they mean the same thing.

A deposit is money provided in connection with your accepted offer and demonstrates your commitment to the purchase.

Your down payment is the total amount you're contributing toward the purchase of the home, with your deposit typically forming part of it on closing.

Understanding these details before you start looking can make the entire buying process feel a lot less overwhelming.

Do we renovate... or do we move?

Sometimes renovating the home you already love makes perfect sense.

One of the biggest misconceptions I hear from homeowners is:

"My neighbour sold for this price, so my home should be worth the same."

While neighbouring sales are certainly important, they're only one piece of the puzzle.

Every home is unique. Things like renovations, layout, condition, lot size, timing, and even buyer demand can have a significant impact on value.

That's why I always recommend looking at the full picture before estimating what a home is worth.
