🏡 Designed to Feel Like Home

One of our favourite parts of the Garden Suite isn’t even inside the unit. 🌿

We wanted this home to feel more like a small detached house, so we made the most of the outdoor space by creating a private backyard exclusively for the Garden Suite.

With a direct walkout from the unit, a patio area, grass space, and access to their parking spot, the outdoor space becomes an extension of the home rather than just an added feature. ☀️

There’s room to plant a little garden, give the kids a space to play, or set up a patio set and fire up the BBQ when friends and family come over. 🌱🧒🍔

More than just a place to live. A place that feels like your own. ❤️

Sometimes the best spaces aren’t the ones you see on the floor plan. 👀

When designing our units, we look for opportunities to make the most of every square foot. Sometimes that means rethinking a layout, reconfiguring a space, or finding a function for an area that might otherwise go unused.

This is a perfect example. What started as a small space became a dedicated work-from-home station with floating shelves and a desk that we provided for the tenant. 💻

It’s a small addition, but it adds functionality without sacrificing valuable living space.

Good design isn’t just about how much space you have. It’s about how you use it. 👊

✨ It’s the little details that can make a big difference.

When developing rental properties, we’re always looking for ways to add value without unnecessarily increasing construction costs.

A custom built-in feature like this fireplace is a great example. It’s not something that dramatically changes the cost of the project, but it can completely change how a space feels. 🔥

When tenants are comparing multiple homes, it’s often these small, thoughtful details that help one property stand out from the rest.

Our goal is to make strategic investments in the design and finishes that improve tenant appeal, help us lease faster, and create a home that tenants are excited to stay in.

🔥 100% OCCUPIED! 🔥

Five homes. Five families. One major milestone.

After months of planning, designing, building, navigating approvals, and plenty of unexpected challenges along the way, we’re officially fully leased and 100% occupied. 🙌

From breaking ground to welcoming our first tenants home, this project has been quite the journey. Seeing these homes go from an idea on paper to five occupied homes is something we’re incredibly proud of.

A huge thank you to everyone who helped make it happen, from our investors and partners to our trades and everyone behind the scenes. 💪

Project Islington is officially FULLY LEASED. 🏡🏡🏡🏡🏡

And just like that... onto the next chapter. 👀

Power is finally on. ⚡🙌

If you’ve been following our journey, you’ll know this has been one of the biggest hurdles we’ve faced. In many ways, this is a bittersweet moment.

Getting permanent power isn’t as simple as you’d expect. This project involved installing a new transformer, engineering reviews, multiple inspections, utility coordination, approvals, and plenty of patience. It’s a process that takes far longer than most people realize, and if you’re not prepared for it, it can definitely become a deal killer. 💀

Looking back, I’m not sure there was much we could have done differently. But one thing’s for sure... we’ll never underestimate Toronto Hydro again. 😅

A huge milestone behind us, and one more step toward welcoming our future tenants home. 🏡
