Did you know a new hydro service involves a lot more than just digging a trench? ⚡🏗️

Before a single wire can be installed, there are strict requirements that need to be met. Trench depths, conduit specifications, clearances, inspections, and utility approvals all play a role in getting a project ready for power.

In our case, the conduit first had to be installed to code, inspected by ESA and Toronto Hydro, and then encased in concrete before moving on to the next stage.

It’s one of those details most people will never see, but it’s a critical part of bringing a development to life.

The infrastructure behind a project is often just as important as the building itself. 💪

Imagine trying to do this 20 years ago. 😅📱

This was one of the final measurement checks for our shower glass. Thanks to a quick video call, we were able to review details, confirm dimensions, and keep things moving without everyone needing to be on site.

Technology might not be the most exciting part of construction, but it definitely makes coordination a lot easier.

One less site visit. One more item checked off the list. 💪

When you work with MidUrban Developments, you get more than just a builder. 🏗️

From sourcing properties and underwriting deals to financing, budgeting, permits, construction management, material sourcing, and coordinating trades, we handle every stage of the development process from start to finish 🏁

But beyond the planning and project management, we’re also not afraid to get our hands dirty. 😅

In this case, our concrete crew was down a man, so Danny jumped on the skid steer to help move concrete and keep the pour on schedule. Because at the end of the day, keeping a project moving takes teamwork, problem solving, and doing whatever needs to get done.

That hands-on approach is what keeps our projects efficient and our developments moving forward. 💪

Sometimes the fastest path forward isn’t the cheapest one. ⚡🏗️

As part of installing our new 400-amp hydro service, we had to redesign the route to avoid impacting the tree protection zone on the property.

Did it cost more? Yes.
Did it save time, delays, and potential headaches later on? Absolutely.

That’s one of the biggest lessons with development projects. There are constant decisions being made behind the scenes balancing cost, timing, approvals, and construction logistics. And in many cases, time ends up being more valuable than the money itself.

A lot goes into getting power to a project before a single light switch ever turns on. 😅

A kitchen can make a big difference in how a rental feels. 🍽️🏠

When designing our kitchens, we focus on layouts and finishes that are both functional and durable for everyday living. From added pantry storage and built-in garbage pullouts to soft-close cabinetry and full-sized stainless steel appliances, every detail is selected with long-term use in mind.

We also like incorporating quartz countertops and quartz backsplash details as a clean, durable, and cost-effective way to elevate the space. And whenever possible, we add islands with seating to create more usable space for tenants day to day.

The goal is simple — build kitchens that look good, work well, and hold up over time. 💪

One of the most important parts of a project is also one of the least talked about. ⚡🏗️

We started the process for our new 400-amp hydro service almost 8 months ago, knowing early on that coordinating with city utilities can take serious planning, redesigns, inspections, and patience.

What many people don’t realize is that getting power to a new multi-unit build isn’t as simple as “hooking it up.” Between minimum depth requirements, changing elevations from the street to the property, ESA inspections, Toronto Hydro coordination, and even working around tree protection zones, there are a lot of moving pieces behind the scenes.

And this is only the work on the actual property. Since the transformers on our side of the street were either maxed out or undersized to handle the load, Toronto Hydro will still need to cross four lanes of Islington to bring permanent power to the project. 😅
