Another set of keys handed over, and this one means a lot.

I helped my clients buy this townhome in Cottonwood Village here in Maple Ridge, and as of this weekend it is officially theirs. Four bedrooms, a private patio that is about to get a full summer of use, and one of those quiet, well-run complexes where you can walk to schools, parks, and everyday shopping.

Canada's housing market finally moved in May. Here's my honest read on what it actually means for Greater Vancouver.

National sales jumped 5.5% month-over-month. The average price crossed $700K for the first time in 23 months. Inventory is tightening. The Sales-to-New-Listings Ratio climbed from 46.2% to 49.2% in a single month.

That's not noise. That's a direction.

But here's what most people won't tell you: Vancouver isn't there yet. Our benchmark price is still down 6.2% year-over-year. We have 16,917 active listings, which is 34% above the 10-year average. The sales-to-active ratio sits at 13.1%. Buyers still have negotiating power.

The question is: for how long?

National momentum typically takes a quarter or two to show up in Vancouver pricing. If that pattern holds, the window we're in right now, where selection is high and sellers are still flexible, is closing.
