July Market Snapshot for Greater Victoria:

Prices held strong in July. Single-family homes (+1%), condos (+3%), and townhomes (+4%) all sold for more than they did last July.

Sales slowed down a bit, though. Fewer single-family homes (-2%), condos (-7%), and townhomes (-15%) sold compared to last year.

It also took a little longer to close each deal. Single-family homes averaged 44 days to sell versus 38 last year, and condos crept up too (48 vs. 45 days).

With more homes on the market, buyers have room to shop around and take their time. That's good news if you're looking to buy.

For sellers, it's still a solid market. It just takes a bit more patience. And with more choice on the market, sellers need more than a sign in the yard. The right pricing strategy and strong marketing are what get a home noticed.
