September Market Snapshot for Greater Victoria:

September was a quiet month. The number of sales decreased compared to September last year for all three categories of properties: single-family homes (-23%), condos (-11%), and townhomes (-26%).

Pricing was a little inconsistent too. Condos increased significantly compared to last September (+8%), while single-family homes (-2%) and townhomes (-2%) stayed slightly lower.

There was also an increase in the duration of the sales process. Single-family homes remained at 43 days to sell, while for condos (56 days vs. 47 last year) and townhouses (47 vs. 43) it took longer.

Buyers are taking their time and looking at different options, so pricing and presentation are very important right now. If you are considering selling, let's talk about how to make your home stand out.

August Market Snapshot for Greater Victoria:

August was a strong month for single-family homes and condos. Prices rose for both single-family homes (+1%) and condos (+7%) compared to last August, and more of each sold too, with single-family sales up (+14%) and condos up (+15%).

Townhomes cooled off a bit. Prices dipped slightly (-3%) and fewer sold compared to last year (-5%).

Days to sell stayed pretty steady for single-family homes (46 days, unchanged), while condos (54 vs. 44 days) and townhomes (53 vs. 50 days) took a little longer to close.

Across the board, the homes getting the best results are the ones that are priced right and marketed well. If you're thinking about selling, that's exactly where a strong strategy makes the difference. Let's talk about how to get your home noticed.
