Victoria just became a buyer's market.

The first one since January 2015, if you leave out the start of the pandemic.

Here's what happened in September:

• Sales fell 16.4% from last year (463 homes)
• Single family sales fell 17.3%
• Listings rose to 3,811
• Single family benchmark dropped 2% to $1,280,100
• Condos went up 1% to $547,800

If you've been waiting for your chance to buy, this is it. There's more choice and more room to negotiate, and you're competing with fewer buyers.

If you're selling, last spring's price won't work now. The homes that sell are priced for today's market.

Listings usually drop going into winter, so buyers have the most choice right now.
