Victoria's market just handed buyers something they haven't had in years: choice.



📊 July 2026, by the numbers: • 3,847 active listings — up 3.9% from last July, the most choice buyers have seen in years. If you are buying, time is finally on your side.



SALES STAYED SOLID

673 properties sold in July. Above the five-year average. Fewer than June, but the market is steady. People are still buying — just more strategically now.



SINGLE FAMILY HOMES LEADING

331 single family homes sold. Up 4.1% from last July. The segment buyers actually want is still moving. Presentation and pricing separate the winners from the rest.



CONDOS: LESS COMPETITION, MORE STRATEGY

Condos: 209 sold, down 7.1% from July 2025. Fewer buyers hunting. If you're selling a condo, you need to stand out. Condo buyers are pickier now — they're comparing everything.



PRICES SOFTENING HELPS BUYERS

Victoria Core single family benchmark: $1,311,000 in July, down 2.8% from June. Condos: $548,600, down 2.2%. Slight softening. Buyers gain negotiating room. That matters.
