Okay… apparently I’m incapable of “just leaving it.” 😂

Found this console table in the house of this upcoming listing, added a few pieces from my “just in case” staging stash at home, and suddenly the entrance needed a little moment✨

This house is mostly empty with just a few pieces left here and there, so any small touches I can add to make it feel warmer and more inviting, I will. It probably just needs a rug now… but I might let that one be.

Those little staging details, when a full stage isn’t feasible, really do make a difference. At least to me they do🤍

📊 April 2026 Market Update for Victoria Real Estate 📊

The spring market continues to stay active and balanced across the Victoria area, with some interesting shifts happening in different segments of the market this past month.

🏡 Overall sales were up 11% from March 2026
🏢 Condo sales increased nearly 6% compared to April 2025 last year
🏠 Single-family home sales saw a slight decrease of 1% year-over-year

Inventory levels remain strong, and we’re continuing to see new listings hit the market as we move through the traditionally busy spring season.

It’s a very reasonable spring market for consumers right now:
✨ More choice
✨ Diverse inventory
✨ A wide range of price points

That said, real estate is highly dependent on the specific property type and area you’re looking in. We’re seeing very different trends across our local micro-markets, with varying demand levels and sale prices depending on the neighbourhood.

The fall market stayed active with 617 homes sold this October, up from September! Single-family homes continue to lead demand, while condos give buyers plenty of options.

➡️ Regional Highlights:
• Westshore – high interest, with many buyers watching prices carefully
• Saanich – steady demand for well-presented homes
• Greater Victoria – overall market remains balanced, giving buyers time to explore their options

The recent Bank of Canada rate cut has buyers keeping a close eye on mortgage rates, though we won’t see the effects immediately.
