Greater Victoria has officially tipped into buyer's market territory. Setting aside the early pandemic months, this is the first time we've seen that since January 2015.

September brought 463 sales, down 16.4% from last year, while active listings climbed to 3,811. Prices haven't dropped dramatically, though. Victoria Core benchmarks moved only modestly, with single family homes down 2.0%, townhomes down 1.7%, and condos actually up 1.0% year over year.

One month doesn't make a trend, but it does mean more choice and more breathing room for buyers this fall. If you're selling, pricing for today's market matters more than ever.

My client's very first home is officially sold, and this one was a joy from start to finish.

He told me he felt supported through the process, and now he is getting the keys to a new build in Esquimalt, a short walk from the ocean and close to Saxe Point Park. He is minutes from the Archie Browning Sports Centre and the local farmers markets, which makes settling into the neighbourhood that much easier.
