Victoria's housing market shifted in September, and it's worth a quick look if you're thinking about buying or selling anytime soon.

Sales were down across the board last month. Single family homes saw 239 sales, down 17.3% from September 2025. Condos came in at 137, down 11%. Townhomes had the sharpest drop at 53 sales, down 26.4% year over year.

Here's the part that matters most: Victoria's sales-to-active-listings ratio is sitting around 12% right now. That puts us in buyer's market territory for the first time since 2015, outside of the pandemic years.

What does that actually mean for you?

If you're buying, you have more room to negotiate and less pressure to make a snap decision.

If you're selling, pricing needs to reflect where the market is today, not where it was a year ago. Overpricing in a market like this just means more time sitting unsold.
