Getting an offer before your home even hits the market doesn’t happen by accident…

This Burlington home had an offer before it was ever officially listed, and it came down to the preparation nobody sees.

If you’re wondering how to prepare your home for sale in Burlington, Ontario, here’s what we did:

The landscaper brought the curb appeal back to life
The windows cleaned made every room feel brighter
Fresh paint throughout the whole house
The stager to help buyers picture themselves living there
The photographer to show it at its very best

Buyers decide fast, and a home that feels cared for and move-in ready gets noticed, sometimes before it ever goes live. Every home needs something a little different, which is why I walk through each one before we decide what’s worth doing.

Thinking about selling in 2026 or 2027? Consider this your sign that now is the time to start the conversation.

Turns out raising a pr***en daughter might be the best real estate training I could have asked for…

Tough negotiations? I’ve bargained over bedtime, screen time and “just one more sleepover” before 8 a.m.

A long search? I’ve been hunting for one missing hair elastic since Monday.

Plans change last minute? A “Mom, I need a poster board by tomorrow” text at 8:45 p.m. is just another Tuesday.

Reading between the lines? “I’m fine” has never once meant I’m fine.

All jokes aside, raising a pr***en girl has taught me patience, how to stay calm when things get a little dramatic and how to hear what’s really being said. Turns out those are pretty handy skills when you’re helping someone buy or sell a home.

But don’t get me wrong, I still have my moments. She is a pr***en, after all.

Roseland for under $1.2 million… yes, really 👀

When most people picture this neighbourhood, they picture a fully updated home and the price tag that comes with it. This one is a little different.

It’s a well-maintained home on one of those beautiful tree-lined streets Roseland is known for, with plenty of room to make it your own. A few thoughtful updates over time and suddenly it feels like it was always yours.

Sometimes the smartest move is getting into the neighbourhood you love first and building the home you want from there. Consider this your sign to take a closer look.

Curious what $1,195,000 gets you in Roseland? Comment SOUTH and I’ll send the details your way.

A familiar question I get from buyers moving to Burlington… “Where do we actually look if we want more space inside and out?”

Here are the areas I send them to.

MATURE AND ESTABLISHED
• Roseland: mature trees, close to the lake and the kind of lots you can breathe in
• Shoreacres: established and quiet, with room to spread out
• Tyandaga: tree-lined, golf course setting and generous yard sizes

FAMILY FAVOURITES
• Headon Forest: well-maintained, established and family-friendly with great yard space
• Longmoor: established and desirable, with room to grow
• Millcroft: golf course community with bigger homes

NEWER BUILDS
• Alton Village: newer construction with more house for the money
• The Orchard: newer homes with parks and trails close by

CLOSE TO THE LAKE
• Downtown Burlington: walkable, steps to the waterfront, shops and restaurants
• Aldershot: established, with an easy commute and a real neighbourhood feel

And if you really want acreage? Kilbride, Carlisle and Flamborough are where to go. Custom builds, lots of land, a country feel but still close to Burlington.

Each of these areas has its own feel. Which one is right for YOU depends on commute, schools, lifestyle and whether you want more land, more house or both. That’s the conversation I have with every relocation buyer before we start touring.

If you want the full breakdown of Burlington neighbourhoods (the vibe, the price range and who each area is best for), I put together a free Burlington Neighbourhood Guide to walk you through it.

We’ve been waiting all year for this 🍎

Apple picking, a tractor ride, the corn maze and a whole lot of laughs. It’s only about 20 minutes from Burlington, which makes it an easy fall day trip.

Even the big kids can have fun (and yes, half the day was a photo shoot… but we also picked a lot of apples).

Save this one for your next fall day and send it to the friend who always plans the outings.

📍 Shout out to the Apple Orchard (yes, that’s really the name!) for a perfect fall day. The Apple Orchard Inc.

If you’re looking for more ways to enjoy the season close to home, my fall guide has all my favourite Burlington spots for cozy coffee stops, walks and weekend plans.

Has the value of your Burlington home gone up or down… and how long would it take to sell right now? Here’s the quick ans...

Has the value of your Burlington home gone up or down… and how long would it take to sell right now?

Here’s the quick answer for September 👇

🏡 Average price: $1,075,722, holding steady
⏱️ Days on market: 34, almost a full week faster than August
📈 New listings: up 40% as fall sellers came back in a big way

And compared to this time last year 👇
📉 New listings down 18% and sales down 13%
💰 Prices up about 2%, so pretty much where they were last fall

So what does that mean for you?

👉For buyers, you have more to choose from than you’ve had all summer, but the good ones are still moving quickly. The Bank of Canada has held rates since last fall, but it’s now hinting the next move could be an increase, and fixed rates have already been creeping up. If you’re thinking about buying this fall, now is the time to get your pre-approval or rate hold in place before the next announcement on October 28.

👉For sellers, more listings means more competition, but homes are still selling faster than they were a month ago. I know I sound like a broken record, but it’s true… pricing and presentation make all the difference.

Every neighbourhood, every price point and every move is different, so if a move is on your radar this fall, let’s talk about what these numbers mean for you.

06/05/2026

The Burlington market continued to gain momentum in May, with activity increasing as we move deeper into the spring market.

Here’s what happened compared to April:

• Sales ↑ 6%
• Average Price ↑ 14%
• New Listings ↑ 5%
• Days on Market → holding steady at 32 days

The increase in both sales and new listings tells us that buyers and sellers are actively participating in the market. More inventory is giving buyers additional options, while strong buyer demand is helping support home prices.

Looking at the bigger picture year over year:

• Sales are nearly unchanged (-0.9%)
• Average Price is up 6%
• New Listings are down 20%
• Inventory is down 15%
• Days on Market are up 7%

What does this mean?

👉 For Buyers:
While there are more homes available than there were a month ago, we’re still seeing fewer listings compared to last year. Well-priced homes continue to attract attention, so being prepared and acting decisively when the right property comes along remains important.

👉 For Sellers:
With inventory still below last year’s levels and prices showing strong growth, conditions remain favourable for sellers. Buyers are active, but they’re also selective. Strategic pricing, strong presentation, and effective marketing continue to make all the difference.

Overall, Burlington’s market feels healthier and more balanced than it did earlier this year. We’re seeing steady activity, stable selling times, and continued confidence from both buyers and sellers.

If you’re thinking about making a move this year, let’s connect and talk about what these numbers mean for your specific situation. Whether you’re considering a move-up home, downsizing, or simply curious about your home’s value, I’d be happy to help.
