🏡 Windsor-Essex Real Estate Market Update – May 2026
The Windsor-Essex real estate market continued to shift toward a more balanced market in May, giving buyers more choice while sellers continue to benefit from relatively stable pricing.
In May 2026, a total of 473 homes sold, down 16.1% compared to May 2025, while new listings totaled 1,363 properties, creating more options for buyers in the marketplace. Active listings climbed to 2,184 homes, up nearly 3.7% from last year, bringing inventory levels to 4.6 months of supply, a sign that conditions are becoming more balanced after years of intense seller-driven activity.
Despite slower sales activity, home prices have remained resilient. The average sale price in Windsor-Essex reached $555,505, up 1.2% from last year, while the median price remained at $500,000. Homes are also continuing to sell relatively quickly, with a median of 16 days on market.
For single-family homes, the benchmark price now sits at approximately $632,300, while townhomes and condos continue to offer more affordable entry points for buyers.
