Windsor Expands Road Construction to More Neighbourhoods in 2026

The City of Windsor is rolling out more road construction projects across additional neighbourhoods this year as part of what officials describe as one of the city’s largest road rehabilitation efforts. New work is planned in Wards 2, 3, and 4, with millions being invested into resurfacing, rebuilding roads, replacing watermains, and repairing curbs, sidewalks, and driveways. Major streets affected include parts of Wyandotte Street West, Erie Street, Giles Boulevard, Parent Avenue, Riverside Drive, and several residential roads, with most projects running through the spring, summer, and fall. City officials say the goal is to improve aging infrastructure while minimizing traffic disruptions and maintaining local access whenever possible.

New Windsor–Detroit Bridge Nears Opening After Years of Construction

The Gordie Howe International Bridge, a new six-lane crossing linking Windsor, Ontario, and Detroit, Michigan, is scheduled to open later this year after years of construction, delays, and political debate. The bridge is expected to improve traffic flow, reduce congestion at existing border crossings, and strengthen trade between Canada and the United States by providing a direct highway-to-highway connection. As one of North America’s largest infrastructure projects, officials say it will enhance supply-chain efficiency, create long-term economic benefits for both countries, and increase capacity along one of the continent’s busiest trade corridors.

🏡 Windsor-Essex Real Estate Market Update – May 2026

The Windsor-Essex real estate market continued to shift toward a more balanced market in May, giving buyers more choice while sellers continue to benefit from relatively stable pricing.

In May 2026, a total of 473 homes sold, down 16.1% compared to May 2025, while new listings totaled 1,363 properties, creating more options for buyers in the marketplace. Active listings climbed to 2,184 homes, up nearly 3.7% from last year, bringing inventory levels to 4.6 months of supply, a sign that conditions are becoming more balanced after years of intense seller-driven activity.

Despite slower sales activity, home prices have remained resilient. The average sale price in Windsor-Essex reached $555,505, up 1.2% from last year, while the median price remained at $500,000. Homes are also continuing to sell relatively quickly, with a median of 16 days on market.

For single-family homes, the benchmark price now sits at approximately $632,300, while townhomes and condos continue to offer more affordable entry points for buyers.

What does this mean for buyers and sellers?

✅ For Buyers: More inventory means greater selection, less competition, and more negotiating opportunities than we’ve seen in recent years.

✅ For Sellers: While pricing remains strong, proper pricing and presentation matter more than ever as buyers have more homes to choose from.

The Windsor-Essex market is transitioning into a healthier, more balanced environment — creating opportunities for both buyers and sellers who understand today’s market conditions.

📈 Windsor-Essex Home Prices Show Strong Long-Term Growth Despite Market Shift

📊 Windsor-Essex home prices have seen remarkable growth over the past decade, with the average residential sale price climbing from approximately $170,000 in 2011 to over $552,000 in 2026 year-to-date. While the market has cooled slightly from the record highs of 2022, prices remain significantly higher than pre-pandemic levels, showing the long-term strength and resilience of the Windsor-Essex real estate market. Sales activity has also remained relatively stable over the years, reflecting continued demand and the region’s ongoing appeal to both buyers and investors.

🏡 Windsor-Essex Real Estate Market Update – April 2026

The Windsor-Essex real estate market continues to shift this spring, offering a more balanced landscape compared to the fast-paced conditions of recent years.

In April 2026, the average home price came in around $572,150, with the year-to-date average sitting at approximately $552,372. While prices have softened compared to last year, they remain stable month-to-month—signaling a market that is adjusting rather than declining.

Inventory levels remain elevated, giving buyers more options and negotiating power. Earlier data showed active listings well above historical averages, contributing to a more balanced market with roughly 4 months of inventory.

At the same time, homes are still moving relatively quickly, with median days on market around 16 days, though this is slightly slower than last year.

📊 What This Means

Buyers: More choice, less pressure, and stronger negotiating opportunities than in 2024–2025

Sellers: Pricing strategy is critical—well-priced, well-presented homes are still selling fast

Investors: Continued opportunity in key price ranges, especially between $500K–$700K where activity remains strong

🔑 The Bottom Line

The Windsor-Essex market is no longer driven by bidding wars—it’s driven by strategy, pricing, and presentation.

We’re firmly in a balanced market, where both buyers and sellers can succeed with the right approach.

AI Is Changing How Homes Are Sold—And It’s Happening Fast

Artificial intelligence is rapidly transforming the real estate industry, with tools now being used to virtually stage homes, enhance listing photos, write descriptions, and even predict buyer behavior. Sellers can now showcase empty properties as fully furnished, fix lighting and sky conditions instantly, and create high-end marketing at a fraction of the cost. For buyers, AI-powered search tools are making it easier to find homes that match specific preferences, while agents are using automation to respond faster and generate leads. The result is a faster, more visually appealing, and more competitive market—where listings that use AI stand out significantly more than those that don’t.
