Waterfront real estate comes with incredible views—but it can also come with additional rules, restrictions and questions involving ERCA.

Before listing, you should understand:
🌊 Whether the property falls within a regulated area 🏗️ How regulations could affect renovations, additions or future improvements 🔍 What information potential buyers are likely to request
ERCA involvement doesn’t automatically mean there’s a problem. But unanswered questions can create uncertainty, delay a sale or make buyers hesitate.

The right preparation helps you market the property confidently, answer questions clearly and avoid surprises once an offer is on the table.

Landscaping and curb appeal help create that all-important first impression. Cut the grass, trim overgrown shrubs, remove weeds, clean the walkways and make the entrance feel welcoming.

🚨 ONTARIO’S RENTAL RULES ARE CHANGING—ARE YOU PREPARED?
Beginning September 21, landlords, tenants, investors and REALTORS® will need to follow several important new rules.
From shorter timelines for unpaid rent to changes involving N12 notices, compensation, late payments and renovation-related evictions, these updates could significantly affect anyone buying, selling or managing a tenanted property.
