Between acceptance and closing, your mortgage is not final. Your lender is still watching your finances β and some very common mistakes can put your whole deal at risk before you ever get your keys.
Here's what to avoid from the moment your offer is accepted:
ποΈ No large purchases β the new couch can wait. Financing anything right now changes your debt load and your lender will see it
π« No new lines of credit β no new credit cards, no store financing, no car loans. New accounts and credit inquiries can affect your score at exactly the wrong time
πΌ Don't change jobs β your approval was based on your current employment. Even a better opportunity introduces uncertainty lenders don't love. Call me first if this comes up.
π¦ Document any large deposits β your lender is reviewing your bank statements right up to closing. Unexplained deposits raise flags. Keep the paperwork.

Don't miss any bill payments β your credit is still being monitored. This is not the time for anything to slip through the cracks.
