A landlord guessing at Ontario's Residential Tenancies Act can make a very expensive mistake.

Notices, entry, maintenance, rent, evictions and tenant communication all have rules around them.

"I didn't know" does not undo the problem after the fact.

An unlabelled breaker panel is a 3 a.m. phone call waiting to happen.

Breakers and fuse panels. There's nothing worse than opening one up and not knowing what does what.

Now picture your tenant at 3 a.m. They've just blown a breaker. They're standing there looking at 20-some-odd switches, and they're calling you because their power's out.

The fix is simple. If you're doing electrical, or you just have some extra time before you put your property up for rent, label it. Find out what does what.

Label your utilities properly. Make it clear to your tenant. Keep everything organized.

An overgrown lawn can cost you tenants before they ever step inside.

When a rental is vacant, curb appeal still matters. The front yard is the first thing a prospective tenant sees, and if it looks neglected, they start wondering what else has been ignored.

Buying a fridge for your rental? Stainless is worth the money.

Skip closing your AC this fall, and you could pay for it next June.

Winter is coming. Whether your AC is brand new or older, closing it out for the season is something that gets overlooked.
