The question everyone is asking right now is: “How is the housing market, really?”

​The short answer? It’s finally normal (balanced) again. ⚖️

​If you’ve heard realtors talk about "months of inventory" and your eyes immediately glazed over, think of it like a grocery store instead:

​📉 Under 4 months: Empty shelves, and shoppers are fighting in the aisles over the last loaf of bread. That’s a Sellers’ Market where prices shoot up.

​📈 Over 6 months: The store is overflowing, boxes are piling up, and everything goes on sale. That’s a Buyers’ Market.

​Right now across Windsor-Essex, we are sitting in the perfect sweet spot at 5.2 months of supply. The shipments match the shoppers. The shelves look completely normal, and average prices are holding steady in the mid-$500k range ($565,000 for the month, to be exact).

​Behind the scenes, listings are down 3% and sales are down 7% for the year. The pandemic days of people listing their homes at crazy prices just to "go fishing" because they were bored are over. Families are only moving if they have a real reason to.

​What does this "boring" market mean for you?

​👉 If you’re BUYING: The frantic rush is gone. You actually have the luxury of time to breathe, look around, and protect yourself with conditions in your offer such as a home inspection. With homes averaging 26 days on the market right now, you don't have to make a split-second gamble.

Stop hiring agents who give you homework.

Buying or selling a home is already one of the most stressful transitions in your life. You’re dealing with packing, financing, family schedules, and about a thousand micro-decisions every single day.
