The hardest part for me is when it’s all over.

We talked 10 times a day….
“Did you see that listing?”
“Should we book a showing?”
“Is this the one??”

To… silence.

Just like that, the house is sold, keys are handed over, and I’m left wondering:Do they ever drive past homes now and think of me?Do they miss the chaos of last minute showings and late night texts?Do they still stalk Realtor.ca for fun… or was that just our thing?

Meanwhile, I’m over thinking 💭
“What are they up to?”“Are they happy in the new place?”“Did they ever find where the light switches are?”

Because let’s be honest…It wasn’t just a transaction. It was a full-blown situationship with inspections, negotiations, and emotional support.

And now?I miss my clients a little.

(But also… if you’re thinking of moving again, I’m still here. Obviously.) 🏡

The Property Disclosure Statement or PDS

While it is not legally required for a seller to provide, it is commonly used and encouraged! Addressing potential red flags 🚩 upfront, the PDS can protect disputes later in the transaction.

When a seller fills out the form, the purchaser signs off that they have read and understood the disclosure. Going forward this now forms part of the legally binding offer to purchase.
If a seller knowingly hides a major defect that they are aware of, and the buyer later discovers it, this could lead to legal trouble. A buyer may be able to pursue legal action for misrepresentation, fraud, or breach of contract.

Buyers should still ask questions and hire professionals for clarification.
