Winnipeg's July 2026 numbers are in, and every property type is still trending up.
→ Detached homes: $454,264 average (up 2.4% year-over-year)
→ Attached (townhouse/semi): $399,506 average (up 6.7% year-over-year)
→ Condominiums: $290,522 average (up 2.0% year-over-year)
→ All property types: $408,020 average (up 2.3% year-over-year)
Attached homes are seeing the strongest growth this year, a sign that buyers priced out of detached homes are finding value in townhouses and semis without giving up on ownership.
What this means for you:
If you're buying: prices are still climbing, so waiting on the sidelines likely means paying more later, not less. Attached homes are heating up fastest, so if that's your target, moving sooner gives you more room to negotiate.
If you're selling: this is a seller-friendly market across the board. Detached and condo sellers still have solid leverage, and attached-home sellers are in the strongest position of the three.
If you're just watching: your equity is likely growing too. Worth knowing where you stand, even if you're not ready to move yet.
