Winnipeg’s market is still seller-leaning, but it’s balancing. Inventory is rising faster than sales, giving buyers more leverage while prices remain near record highs.

Here’s what the numbers show:

✅ Inventory: 4,234 listings (+14% YoY). Winnipeg detached listings are up 26%.
✅ Sales: 1,250 (-10% YoY). Winnipeg detached sales are down just 3%.
✅ Prices: September detached average hit a record $459,020 (+5% YoY).
✅ Condos: Sales -23%, prices -3%, listings +15% giving buyers more negotiating power.
✅ Attached homes: Listings +32%, sales -11%, prices +2%.
✅ Supply: Winnipeg detached is ~1.9 months, up from ~1.5 last year. Condos and attached are 3+ months.

⚠️ Important: Record averages are partly influenced by more $1M+ sales, so not every home is appreciating at the same rate.

What this means:

🏡 Sellers: Detached homes remain in the strongest position, but more competition means pricing and presentation matter. Condos may need sharper pricing and longer timelines.

🔑 Buyers: You have more choice and negotiating room, especially with condos. Detached buyers may not see major price drops, but they have more time to make the right decision.
