The first nine months of 2026 show residential detached housing market average selling prices increased 3% across Winnipeg and surrounding areas, while total sales declined 7%.

What could this mean?

🔹 Buyers are still willing to pay higher prices for properties that meet their needs, despite fewer transactions taking place.

🔹 Higher priced homes may be selling, pushing the average price higher without every home's value necessarily increasing.

🔹 Buyers may be taking more time to make purchasing decisions, contributing to slower sales activity.

🔹 Sellers are achieving higher average prices, but this doesn't mean every property is appreciating in value.

Fewer sales don't automatically mean declining property values. Buyers remain active, but the overall pace of transactions has slowed.

💫 Winnipeg Home Prices Are Up, While Sales Have Slowed

The 2026 year-to-date numbers show fewer homes are selling, but average prices are still higher than last year in the residential detached market.

🔹 Winnipeg: Average price up 3% while sales are down 6%
🔹 Outside Winnipeg: Average price up 2% while sales are down 8%
🔹 All MLS® areas: Average price up 3% while sales are down 7%

What does this mean?

For buyers, slower sales may provide more time to compare homes and negotiate when the opportunity is there.

For sellers, prices are holding up, but buyers have more choice. Pricing according to current competition matters.
