Real Estate Market Update — July 2026

The GTA housing market became a little more competitive in July, with significantly fewer homes coming onto the market compared to this time last year.

📉 Sales: 5,995 — down 0.9% year over year
📉 New Listings: 14,484 — down 17.8%
🏠 Average Price: $1,003,956 — down 4.5% year over year
📈 Prices: Showing early signs of stabilizing month over month
🏢 Condo Sales: 1,564 — essentially flat year over year
📉 Condo Prices: Down 2.3%

The big story is supply. With fewer new listings and sales holding relatively steady, buyers are facing more competition for available homes.

There are also some positive signs on the economic front. Stronger-than-expected employment and economic growth could help improve consumer confidence and bring more buyers back into the market, especially if prices continue to stabilize heading into the fall.

After a challenging few years, the GTA market may finally be starting to find its balance.

With the excitement of the World Cup in town, the GTA housing market is also showing signs of heating up as we head into July.

After a slower start to the year, June brought positive momentum. Home sales increased 9.4% year-over-year, while new listings declined 12.9%, creating a more balanced market and increasing competition for well-priced homes.

Year-to-date, home sales are now ahead of the first half of 2025, while inventory remains significantly lower. This tightening supply could put upward pressure on home prices through the second half of the year.

The average GTA home sold for $1,058,658 in June—still 3.9% lower than last year, but price declines continue to slow and average prices posted modest month-over-month gains, another sign the market is stabilizing.

According to TRREB Chief Information Officer Jason Mercer, improving consumer confidence and pent-up demand could drive stronger buyer activity throughout the rest of 2026, with home prices potentially leveling off and beginning to rise before year-end.

Affordability remains a key issue, with development charges making up as much as 20% of the cost of a new home. Reducing these costs could help make homeownership more attainable.
