This is a great time to have the fins cleaned. Make sure the unit is level, stable, and has no obstructions around it. Invest in or make a cover to protect it from the elements.

Something I often find and talk about during home inspections is the risk of any wood, even pressure treated wood close to the ground. The ground holds and releases moisture which exposed wood is ready to absorb. Whether it is a shed/garage/bunkhouse or the structure of your home protect any wood from the moisture that comes from the ground.

The underside of an addition or shed should be protected from moisture. Although it is away from sun and rain, the ground can release moisture to this space. Better sealing this space will also improve home comfort and energy loss.

Attic black mold on this Greely home inspection. Excessive heat loss into the attic will cause condensation resulting in moisture issues such as mold. Here an insufficiently insulated chimney is the likely culprit.

Can you egress?? Egress is a fancy word for exit or escape and for home purposes refers to basement window sizing. This 7 year old Kanata home has an unfinished basement with window panes/panels about 12-13" wide. These are fi e and appropriate for living space.

However, if the new home owner decides to finish the basement with a bedroom these windows as is do not provide sufficient egress. A basement bedroom must have a window and it must have building code dimensions including each dimensions greater than 15" as well as a specific total area. An option here could be to install a window that opens to the full window space. Either a single panel or 2 removable slides.
