The Land Registry numbers, year on year:

◆ 2025 vs 2024 → +14.8%
◆ Jan–Jul 2026 vs 2025 → +19.6%

That's a 27-point swing in 24 months — larger than any other district on the island.

12,047 contracts of sale, January–July 2026. Here's what they say:

◆ Is the market cooling? → No. +14.1%, and July was the busiest month in four years
◆ Where's demand strongest? → Limassol +19.8%, Paphos +19.6% — both were shrinking in 2024
◆ Nicosia slowing? → Normalisation, not weakness
◆ Foreign buyers back? → Yes — clearest signal in the data
◆ Off-plan too risky? → Off-plan IS the Cyprus market
◆ Own land? → Supply is the next bottleneck. That's your leverage.

The seventh question — "will prices go up?" — this data honestly can't answer. Contracts count transactions, not euros.

Since Brexit you get 90 days in any 180 — for the WHOLE Schengen zone, shared:

→ 10 weeks at your Spanish villa = 70 days
→ 1 week in the Alps = 77
→ Two city breaks = 85 of 90. Season over.

Cyprus is in the EU but OUTSIDE Schengen. Its 90 days are completely separate — three months at your Cyprus home, and Europe still wide open.
