Housing Shortage in Málaga: 26,000 Homes
According to the latest report from the Spanish Association of Property Consultants (ACI), Developments in Housing Construction in Spain, Málaga Province has accumulated a housing shortage of 26,105 homes over the past five years.
The report covers the period 2021–2025, during which 55,494 new households were created, while only 29,389 homes were completed. In other words, demand was almost twice as high as supply.
In the last year alone, the shortfall reached 2,594 homes. During that period, 6,332 new homes were completed, while 8,926 new households were formed.
The housing market continues to be dominated by resale properties, with approximately six existing home sales for every one new-build sale. Last year, 30,856 resale transactions were recorded, compared with 5,308 new-build transactions.
The ACI report estimates that more than 25,700 additional households will be created in Málaga Province by 2035, and over 35,000 by 2039, which is expected to drive housing demand even higher.
