📣 Renters’ Rights Act 2025 – Key Updates for Landlords

The Government has released new guidance and an implementation roadmap for the Renters’ Rights Act 2025, which comes into force on 1 May 2026.

Here’s what landlords need to know:

Phase 1 – From May 2026
✔️ All tenancies move to periodic
✔️ Section 21 abolished
✔️ Cap on rent in advance
✔️ Ban on rental bidding
✔️ Annual rent increases via Section 13
✔️ Tenants’ right to request a pet

Phase 2 – Late 2026

• Landlord Ombudsman introduced
• New PRS Database launched

Phase 3 – Date TBC
• Decent Homes Standard
• Awaab’s Law

From May 2026, all existing tenancies will automatically convert to the new system. Section 21 notices served before this date remain valid until they expire.

What landlords should do now:
