**A Bristol HMO landlord has been ordered to pay more than £58,000.**

The court imposed a £50,000 fine, with costs and a surcharge bringing the total to £58,271, following a prosecution by Bristol City Council.

The case involved an unlicensed HMO, failure to carry out work required by an improvement notice, fire safety breaches and poor maintenance.

It’s a local reminder that compliance needs regular attention: check whether your property needs a licence, keep safety and maintenance records up to date, and act promptly when repairs or formal notices require action.

Bristol City Council is taking enforcement action where serious standards are missed.

But the bedroom count only tells part of the story.

Condition, presentation, parking, outside space and the exact position of a property can all influence what tenants are prepared to pay.

HAS SOMETHING CHANGED? CHECK YOUR LANDLORD INSURANCE

Landlord insurance isn’t something to arrange once and then forget about.

If something changes at your rental property, check whether your insurer or broker needs to know.

That might include:

• the property being empty for a prolonged period
• substantial renovation or building work
• a change in how the property is occupied or let
• other significant changes to the risk your insurer originally agreed to cover

Policies and requirements vary, so don’t assume your existing cover will automatically continue unchanged.

A quick conversation with your insurer or broker can be considerably easier than discovering after an incident that something should have been disclosed.
