The Cotswolds turn purple this month.

Cotswold Lavender near Snowshill opened its fields on the 17th June, closing August 5th, and for a few short weeks the hills look like something from a painting.

If you are heading toward Woodstock, the Blenheim Palace Flower Show runs this weekend too, 19th-21st June.

Rather than choose one or the other, why not visit both?

No Rightmove or On the Market listing, no open day, no competing offers, just a quiet conversation with an agent who knew the owners were ready.

A lot of my work happens before a client ever steps through the front door.

One of the most valuable parts of what I do is previewing properties on behalf of clients before they make the trip down to the Cotswolds.

Sometimes a house looks wonderful online but feels completely different in person. Other times, it’s the hidden gem nobody else has noticed yet.

When I preview a property, I’m looking at far more than just interiors. The setting, the light, the approach, the atmosphere, the road noise, the surrounding landscape; all the things you can’t always judge from photos.

It means my clients only spend time viewing homes that genuinely suit what they’re looking for, while also giving them honest advice and a trusted pair of eyes on the ground.

And every now and then, I walk into a house and immediately know… this could be the one.

Are you choosing beams and fireplaces… or glass and clean lines?

Some buyers want a classic Cotswold property with beams, flagstones and fireplaces. Others want something sleek, modern and light-filled with countryside views and open-plan living. And others think they want one thing when another would suit their needs better.

Burford comes alive this fortnight. The Burford Festival is running 11th June - 23rd with open gardens, talks, music and the kind of community spirit that explains exactly why this town holds its value the way it does. “We spent months searching. Then we found the right person.”

One of the biggest misconceptions about using a buying agent is that it's only about finding properties.

In reality, it's about saving time, avoiding costly mistakes, and having someone in your corner who knows the market inside out.

This lovely family had already spent a long time searching, travelling back and forth from London, scrolling property portals and squeezing in rushed viewings whenever they could.

Together, we refined the search, focused on what really mattered, and found them a home that wasn't even on the open market.

May has been a busy month and June is starting off well in The Cotswolds market.

Gardens are at their best, the light is generous, and sellers who waited out the winter are bringing their homes to market.

For buyers, that means more choice, but it also means more competition for the genuinely special houses.

Last month I exchanged and completed on two houses for clients and put two more under offer privately. I have had a number of new enquires and am out looking at a lot of houses!
