Tenancy agreements are now moving to Assured Periodic Tenancies (APTs).

This means new tenancies are no longer set up with fixed terms, and instead run on a rolling basis from the start.

Alongside this, landlords are expected to provide existing tenants on Assured Shorthold Tenancies (ASTs) with the latest Renters’ Rights information from the government.

We’ve made sure all of our tenants recieved this guidance last week, both by post and email, so everything is up to date.

If you’re self-managing, it’s a good moment to check that:

Your tenancy agreements now reflect the new structure where needed
Your current tenants have been given the correct information

We’ll keep things simple and share practical updates as this continues to roll out.

Meet the Team – Julie 👋

We’re really pleased to welcome Julie to the team as our Lettings Officer.

Julie is leading on maintenance, making her the main point of contact for both landlords and tenants — helping everything run in a clear and streamlined way from start to finish.

With a background in law, she brings a calm, organised approach and strong attention to detail, making sure nothing gets missed and everything is handled properly.

She’s also great with people and quick to get to grips with whatever’s thrown her way, which makes a real difference when dealing with the day-to-day realities of property management.

As she settles into the role, Julie will be helping us continue to strengthen how we manage maintenance — keeping communication clear, response times consistent, and things running smoothly for everyone involved.

That moment 🔑

There’s nothing quite like move-in day — especially that first moment when the key turns in the door.

It’s one of our favourite parts of the job.

We always like to meet our tenants at the property in person, so we can walk them through everything properly — showing them where things are, how everything works, and making sure they feel comfortable from the start.

It’s a simple step, but it helps make the whole experience feel a lot more settled and a lot less overwhelming.

This week, we’re introducing Gaynor, who looks after our lettings process from start to finish.

Gaynor brings years of experience as a lettings manager and takes real pride in matching the right tenants with the right properties. She’s incredibly organised and keeps everything moving smoothly behind the scenes — making sure both landlords and tenants feel informed and supported every step of the way.

She’s also known for going the extra mile, helping tenancies get off to the right start and keeping things as stress-free as possible for everyone involved.

The new Renters’ Rights Information Sheet has now been published.

This is something landlords will need to provide to tenants as part of the updated requirements.

According to the guidance, this must be given to tenants by 31 May 2026.

If it isn’t provided, landlords could face a fine of up to £7,000.

We know changes like this can feel a bit unclear, especially when new guidance is introduced, but the aim is simply to make sure tenants have clear, consistent information from the start of a tenancy.

For the properties we manage, this is already being built into our processes so nothing gets missed.

It’s been one of those weeks where we’ve barely stopped — in a good way.

Lots of viewings, plenty of conversations, and a bit of time spent behind the scenes improving how we do things day to day.

The sunshine has definitely helped — everything feels a bit brighter when the weather’s like this, especially when you’re out and about at properties.

Some of the changes are small, but they all make a difference — whether that’s keeping communication clearer, making processes smoother, or just helping everything run a little more easily for everyone involved.

It’s not always the most visible part of what we do, but it’s the part that keeps things ticking along properly.

We’ll share a bit more as we go.
