Fast Placement vs. Stable Placement

Follow — Speed is not the same as stability.

Filling fast feels productive.

It looks efficient. It solves the problem, until a few weeks later, the dynamic collapses.

Tension in the kitchen. Passive-aggressive messages. A tenant giving notice. Another void. Another replacement.

Short-term speed creates long-term instability.

Because in an HMO, you’re not just filling a room. You’re building a dynamic.

At Nola Living, we don’t rush placements to hit a target.

We match with care. We assess compatibility. We think about the house as a whole.

The result? Tenants that stay. Rooms that remain occupied. Problems that don’t quietly build in the background.

Faster might feel good today.

Stable feels good for years.

If you’re a landlord who values long-term calm over short-term speed, follow Nola Living or send us a message to see if we’re the right fit.

The Truth About Low Management Fees

Follow

Cheap management is the most expensive mistake HMO landlords make.

Low fees rarely come from efficiency.

They come from underinvestment.

Underinvestment in:

❌ Compliance oversight
❌ Proper tenant matching
❌ Consistent inspections
❌ Household management

And in HMOs, those gaps don’t stay hidden for long.

Saving a few percent on headline fees means nothing if the household becomes unstable or your paperwork doesn’t hold up when it matters.

In today’s regulatory climate, cheap management often means expensive problems.

Serious HMO investors don’t just look at systems. They look at how the people inside the house are managed.

Because that’s what actually determines performance.

Nola Calm Community Management System

Follow — Most agents disappear after move-in day.

They show up when something goes wrong. Not before.

But calm, stable HMOs don’t maintain themselves.

That’s why we built our Nola Calm™ Community System — Psychology-Led Community Management that keeps households functioning the way they should.

We maintain consistent human oversight within every property through:

🏠 Regular in-person contact 📅 Structured tenant check-ins ⚡ Early intervention when friction appears

Because great tenants stay longer in homes where standards are clear and issues are handled early.

Over the years, we’ve learned to spot the early signs of household tension — and deal with them calmly before they escalate into complaints, churn, or instability.

The result? Happier tenants. Better care of your property. Longer, more stable tenancies.

We don’t just manage properties. We actively manage how the household runs.

And that drives performance.

Follow — good property management should feel, boring.

No drama. No panic. No last-minute surprises.

No 9pm phone calls about an argument in the kitchen.

No wondering if compliance is up to date.

No chasing updates that never come.

Just consistent structure. Clear communication. Stable, well-matched tenants.

You don’t hear from us because something’s wrong. You hear from us because an inspection report is ready.

Maintenance is handled before it becomes a problem. Standards are documented and maintained. The household is calm because we made it that way.

That’s what truly great management feels like, and once you experience it, you won’t go back.

If you’re a landlord in Crawley, Horsham, Gatwick or across West Sussex and your current management doesn’t feel like this, it’s time to talk.

Follow — one sentence changed how we approach every single inspection.

“If it’s not documented, it didn’t happen.”

Certificates alone are not enough.

You need structured inspections. Time-stamped photos. Clear audit trails.

Because compliance isn’t about saying you did it.

It’s about proving you did, when it actually matters.

We see landlords every week who think they’re covered. But when something goes wrong and the paperwork doesn’t hold up, that confidence disappears fast.

Don’t be that landlord.

If you’re not sure whether your compliance is watertight, DM us and we’ll run it through our compliance check.

Follow if you’re a landlord who refuses to leave compliance to chance.

Here’s the thing most agents won’t tell you:

Having the certificate is not the same as being compliant.

Real compliance means being able to prove everything is correct - when it matters. To councils. To lenders. During a possession process.

That’s exactly why we built Nola Compliance Shield.

Our expert-led system tracks, manages and stores every key compliance requirement for your HMO, including:

📋 Gas Safety 📋 EICR 📋 PAT Testing 📋 EPC 📋 Fire Alarm Testing 📋 Fire Risk Assessments 📋 Emergency Lighting 📋 HMO Licence Dates & Renewals

Everything tracked. Automatically reminded. Stored in audit-ready format.

As Propertymark members, every process follows industry-best standards.

No chasing. No surprises. No last-minute compliance panic.

Follow — this is why your HMO keeps having the same problems.

Constant churn. Household tension. Passive-aggressive WhatsApp messages. Another void. Another replacement.

The property usually isn’t the problem. The mix of people is.

Most agents place the first qualified applicant and hope it works.

We don’t.

Our Nola Match system assesses the existing household dynamic first and then screens every incoming tenant for:

✔️ Lifestyle compatibility
✔️ Cleanliness standards
✔️ Communication style
✔️ Respect for shared space

Because in today’s renting environment, the wrong tenant isn’t just inconvenient. They’re expensive.

We’ve housed thousands of tenants. We know the early signs of a good fit and a future issue.

The result? Longer stays. Fewer complaints. Calmer, more stable households.

We don’t just fill rooms. We build communities.

Follow if you want to see what HMO management actually looks like when it’s done properly.

We didn’t get into lettings to do what everyone else was doing.

We got in because the standard wasn’t good enough, especially for HMOs.

Their standard? Fill rooms and call it a job done.

Mismatched tenants thrown together. Inspections skipped or rushed. Conflicts left to fester until someone gave notice.

And six months later? Voids. Damage. Landlords paying full management fees and still having to clean up the mess themselves.

So we built something different.

A four-pillar system designed to deliver calm, compliant, high-performing HMOs:

🏠 Nola Match - Psychology-led tenant matching
🔍 Nola Calm Inspection Cycle - Monthly communal + biannual room inspections
🛡️ Nola Compliance Shield - Expert-led compliance tracking and audit-ready storage
🤝 Nola Calm Community System - Proactive household dynamic management

Last year, that approach won us Tenants’ Choice HMO Manager of the Year.

This is what modern property management looks like.

Follow if you’re still self-managing your HMO or BTL — and quietly losing weekends to it.

Most landlords don’t realise how much time, money, and headspace reactive management costs until they step back and look at it properly.

Tenant messages at 9pm. Maintenance you’re chasing. Disputes you’re mediating. It adds up.

We work with landlords across West Sussex and Surrey who want their portfolios run to a high professional standard — without being the ones running it.

120+ units managed. HMOs included. Lower turnover, fewer emergencies, calmer households.

Through psychology-led tenant matching and our Nola Calm™️ Inspection Cycle, we stabilise properties before problems start — not after.

Your portfolio should work for you. Not the other way around.

EPC UPDATE: A big shift for landlords 👀

The Government has officially dropped the 2028 EPC C deadline for new PRS tenancies.

Here’s what landlords actually need to know 👇

✅ All landlords now have until 1 October 2030 to bring properties up to EPC C or above
✅ The proposed spending cap has been reduced from £15,000 to £10,000 per property
✅ Lower caps are expected for homes valued under £100,000
✅ No more separate deadlines for new vs existing tenancies

This is a huge step towards realism.

Improving housing stock matters, but so does ensuring landlords aren’t forced into rushed, expensive upgrades that reduce rental supply.

Our advice?

➡️ Plan, don’t panic
➡️ Focus on low-cost EPC improvements first
➡️ Align energy upgrades with natural refurb cycles

We’ll be keeping landlords informed as the legislation develops and helping our clients take a calm, strategic approach to compliance.
